The subject property's front roofing was in need of urgent repair due to water leakage damages. The
Village of Tequesta issued a demolition permit to respond to the life safety situation on December
27, 2011. Please see front elevation photos of existing conditions; and additional photos of building
entrance previous to being demolished.
� This site plan modification includes the following architectural changes to the front elevation:
- IVew front entrance metal roof (see proposed elevation, and metal roo�ng
color selection}.
- New fascia and painted stucco finish to match existing building paint color.
� This development application mefi the r�quirzments set on Section 78-334 notice of hearing.
The notice of hearing was advertised on April 8, 2011.

Re: Application for Site Plan Review
Dear Sir,
At the property located at 521 Old Dixie Highway, we noticed on or about the last
week of October 2011 that the Mansard at the front of the building was leaking
water when it rained. After a couple of weeks it started to sag, so we rented
some shoring post to hold it up for safety purposes until we could determine the
damage. After getting a professional to inspect the damaged area, it was
determined that the whole Mansard would have to be replaced.
The end of December we applied for a demo permit which was granted and
therefore tore the old damage Mansard off. We are now applying for a permit to
replace it and are trying to abide to all of the village ordinances.
Any help you can give us would be greatly appreciated.
