HomeMy WebLinkAboutAgreement_General_06/13/2012 FIRST ADDENDUM ROOFTOP LEASE AGREEMENT THIS FIRST ADDENDUM is made and entered into this 3 day of , 2012, effective immediately upon complete execution by both parties, by and between the OCEAN TOWERS SOUTH CONDOMINIUM ASSOCIATION, INC., a Florida non- profit condominium association with offices located at 100 Beach Road. Tequesta, Florida 33469 ("Landlord"). and the VILLAGE OF TEQUESTA, Florida, a municipal corporation, with offices located at 345 Tequesta Drive, Tequesta, Florida 33469 ( "Tenant). WITNESSETH THAT WHEREAS, the Landlord and the Tenant made and entered into a Rooftop Lease Agreement on the 18` day of April, 2001, hereinafter called the "Agreement "; and WHEREAS. said Agreement provides for the location of certain Tenant antenna systems and structures upon the Landlord's building; and WHEREAS, the Tenant desires to add an additional antemla system to its existing antenna system; and WHEREAS, the Landlord agrees to allow said additional antenna system to be placed upon its building under the terms contained in this First Addendum, as evidenced by correspondence dated February 14. 2012 from the Landlord's representative to the Tenant's representative, which correspondence is attached hereto as Attachment 1. NOW THEREFORE, in exchange for the mutual covenants and promises contained herein. the receipt and sufficiency of which are acknowledged by the parties. the Agreement is hereby amended as follows: 1: Section 1 of the Agreement is amended by adding the additional antenna descriptions and depictions to Exhibit A of the Agreement. The additional antenna descriptions and depictions are attached hereto as Attachment 2. Page 1 of 2 2: This First Addendum shall be attached to the Agreement and shall become a part thereof. All other sections of the Agreement shall remain in full force and effect asset forth in the Agreement and there shall be no changes to the Agreement with the exception of those items specifically set forth in this First Addendum. Further, the parties agree that this First Addendum shall be binding upon and shall inure to the benefit of the heirs at law and executors of the Landlord and the Tenant. IN WITNESS WHEREOF. the Ocean Towers South Condominium Association. Inc.. and the Village of Tequesta. Statement of Work for Installation of Radio Equipment for the Village of Tequesta and the Town of Jupiter This statement of work details labor and installation support for the installation of an OpenSky radio and antenna system at the Ocean Towers South RF site. This site is located at 100 Beach Road in Tequesta. This equipment is being installed to support the Town of Jupiter Public Safety radio system. This statement of work involves labor only. The radio equipment, power system, antennas, lines, and support components to be installed are being provided by the Town of Jupiter. Valuation for the work to be performed is $7400.00. Electrical service to the equipment will be installed by Electrical Systems, Inc., Tequesta, Florida. Electrical Systems, Inc. will apply for necessary permits to complete the electric service installation. Summary Install support platform. Install 700 MHz radio system. Install 48 Volt DC power system. Install radio antenna system including transmiss line. Install microwave antenna system including transmission line. Ground all equipment, antennas, and lines. Estimated time to complete work — 5 days. Detailed Scope of Work Equipment Support Structure — The radio and power system equipment will be installed in the stair access area of the elevator equipment room. The structure will be constructed from two sections of Grip Strut (Figure G), mounted side -by -side, that span the area over the elevator equipment room entry door. The structure will be secured to an existing 1 /4" x 3" steel angle mounted to the wall above the entry door using 3/8" galvanized bolts, and to the concrete floor of the elevator equipment area using 3/8" wedge anchors (Figure H). Radio Equipment — This equipment is a low power radio site integrated into a single enclosure (Figure F). This enclosure will be mounted to the wall above the Equipment Support Structure using horizontal sections of Unistrut (Figure 1). The Unistrut is attached to the wall by 3/8" wedge anchors (Figure H). The attachment wall is constructed of 8" thick, poured concrete. 1855 Indian Road • Suite 207 • West Palm Beach, FL 33409 48 Volt DC Power System — This integrated power supply /battery back -up is contained in a single enclosure (Figure E). This enclosure will be mounted to the Equipment Support Structure below, or adjacent to, the wall mounted radio enclosure. It will be attached to the Equipment Support Structure using 3/8" galvanized bolts. Interconnecting low voltage and data cables will be run in flexible, liquid tight electrical conduit. Electric service to the Power System will be a single 120 volt, 20 amp service installed by Electrical Systems, Inc. Radio Antenna System — The radio antenna system is comprised of an antenna. (Figure B), antenna mounts (Figure K), wall mounts (Figure D), one section of 2 -3/8" galvanized, schedule 40 pipe, coaxial transmission line, and associated hardware. For reference, Figure A is provided to indicate the proposed mounting location of the antenna system. Depending on wall construction, the antenna mounts will be attached using either 5/8" wedge anchors (Figure H) for solid wall construction, or galvanized 5/8" threaded rod, with 6" backplates (Figure J) for hollow wall construction. Installation of the wall mounts and antenna support pipe will be in compliance with the specifications indicated in the wall mount engineering drawing (Figure D). The antenna will be secured to the antenna support pipe using pipe -to -pipe antenna mounts (Figure K). The coaxial transmission line will be run from the antenna to the indoor radio equipment using stainless steel hangers and hardware. The transmission line will be secured to the antenna support pipe and the building structure, at least, every 6'. A single 1" wall penetration will be made for transmission line access. The wall penetration will be sleeved with %" PVC pipe and weatherproofed using concrete patch caulk or silicon based sealant. The transmission line entry will be weatherproofed with butyl compound and exterior grade vinyl tape. Microwave Antenna System — The microwave antenna system is comprised of an antenna, with integrated mount (Figure C) and a coaxial transmission line. Figure A is provided to indicate the proposed mounting location of the antenna system. The antenna will be mounted directly to the wall using "Tapcon" concrete anchor product. The coaxial t-dnsmis line will penetrate the wall through a 1" hole. The wall penetration will be sleeved with V PVC pipe and weatherproofed using concrete patch caulk or silicon based sealant. The transmission line entry will be weatherproofed with butyl compound and exterior grade vinyl tape. The transmission line will be secured to the building structure, at least, every 6'. Grounding — All installed equipment and components will be properly bonded to the building ground system using specific ground kits for transmission lines, exotherrmic welds or mechanical bonding techniques. All mechanical ground connections will employ a conductive, anti- oxidation compound between the mating surfaces. Electrical Service — Electrical Systems, Inc. has been chosen to provide labor and materials to install one 120 volt, 20 amp dedicated circuit to the installed Power System. Electrical Systems, Inc. will provide necessary documentation to secure an Electrical Permit from the Village of Tequesta as a qualifier to this General Building Permit.
