REQUEST: The applicant is requesting approval to install a six (6') feet high perimeter fence. The
application includes landscaping to screen proposed fence.

3. STAFF REVIEW
The proposed application does not increase the square footage of existing condominium units. The subject
application is requesting recommendation to install a Six Feet (6 Ft.) heigni perimeter fence. The proposed
fence will be green vinyl coated chain link, and the project will be conducted in phases (see attached
graphic).
The first phase will focus on installing the proposed fence on St. Jude St. starting on Village Blvd. and
extending to the south approximately 670 Ft., and to the east 80 Ft. The applicant is proposing to plant
Jasmine type vine to screen the fence. Consecutive phases will depend on available funding. Gates will be
also provided as needed to access the property grounds.
FINAL REMARKS
• The application was heard by the Planning and Zoning Advisory Board on July 19, 2012, and voted
5-0 to recommend approval of the Site Plan Review application.
• This development application met the requirements set on Section 78-334 notice of hearing. The
notice of hearing was advertised on July 29, 2012.

Zoning Board. The Planning & Zoning Board meets the first Tkursday of every ntonth at 5:30 p.�, as
needed in the Village Hall Council Chambers, 345 Tequesta Drive. The applicant wi11 be informed by letter
� of their scheduled meeting date. Due to administrative review, the meeting date the applicant is scheduled to
attend, may not be the closest meeting to when the application is submitted.

& ^ The applicant will submit to the Village of Tequesta Department of Community Development with the
following documents for Pla.nning & Zoning Boazd review, forty-five (4� days prior to the meeting date:
1) For new construction or additions, Fifteen (15) sets of professionally prepared site plans showing
• all existing and proposed slructures, setbacks, parki.ng and loading layout, ingress and egress,
sidewalks a.nd walkways, exterior lighting layout, dimensions of street frontages and property
lines and a11 signage.
2) Fifteen (15) sets of Landscaping Plans in accordance with Village of Tequesta Code of
Ordinances, Division IV, Landscaping.
3) Fifteen (15� sets of multi-dimensional color renderings and/or photographs are to be provided.
The Planning & Zoning Boazd needs to see an exact rend.ering of what is to be placed on the site.
Color photogra.phs or prints as close to the actual colors to be used must be supplied. Since color
printers often do not display the correct color, it is recoxnmended that samples of the paint chips,
as well as a sample of the support materials (i.e., canvas, wood, metal, etc.) be provided.
4) One (1) set of P�ans l 1x17 size and One (1) disk.
5) Any other documents that m.ay help clarify the position of the applicant.

• We would like to construct a perimeter fence for security purposes in three or fow
different phases.
The fence will be six feet high, green vinyl coated chain link, commercial grade.
This fence, our first phase, will be on St. Jude St. starting from Village Blvd. and
extending to the south approximately 670 ft. and then going to the east approximately 80
ft. The fence on St. Jude St. will be installed on the outside of the existing shrubs but still
on Lighthouse Cove property. Once the fence is installed we will plant Jasmine type vine
to conceal the fence when the vine matures. (See sample of Jasmine in attached picture.
Notice fence in picture is not representative of chain link fence).
Pha.se two, three, eta will be as funds are acquired.
There will be no fence as shown in the diagra.m on the southea.stern part of the property
because there are adequa.te shrubs for security.
The fence on the rest of the properry will be on the inside of and follow the existing
shrubs as necessary. The fence will also be planted with Jasmine vine for appearance.
Gaxes will be provided where existing sidewalks are to provide access outside our
property. A gate wilt also be at the fire access road on Village Blvd. east end.
