Staff recommends approvaL An examination of the special exception criteria by staff indicates the following: • The proposed use is a valid use for consideration by the Village Council. • The proposed use has been reviewed by police and fire-rescue officials so as to ensure it is designed, located and proposed to be operated so that the public health, safety and welfare will be protected. • There should be no adverse affect on the value of surrounding properties. • The use is compatible with adjacent development and the character of the zoning district where it is to be located {R-1A Single-Family Dwelling District). • The applicant is in the process of completing the last phase of a three- phase process to come into compliance with Ordinance 377 for the property. • Adequate off-street parking and loading is provided in accordance with the code requirement and ingress and egress is provided and causes minimal interference with traffic on abutting streets. • The use conforms to all applicable regulations of the R-1A Single Family Dwelling District. Staff Comments: First Presbyterian Church of Tequesta proposes a 4,500 square foot educational building addition. The applicant has met a!! requirements of the review process. We �re currently in the process of preparing our response to the questions and comments made by the Development Review Committee, as referenced in Ms. Irwin's letter dated April 6th. As you know, some of these comments require extensive work to respond properly and accurately but we will do our best to meet your schedule. We now anticipate that we will submit our Site Plan Review application during the week of April 19th. We hope that this will be satisfactory.
