All construction, additions, andlor alterations of commercial buildings must be approved by the Planning &
Zoning Board. The Planning & Zoning Board meets the thit°el Thursday of every manth at 5:30 pen�, as
needed in the Village Hall Co?�ncil Chambers, 345 Tequesta D�rive. The applicant will be informed by letter
of their scheduled meeting date. Due to administrative review, the meeting date the applicant is schedul�d to
attend, may not be th� closest meeting to when the application is submitted.
The Planning & Zoning Board is an Advisory Board onlyo After review and recommendation by the
Planning & Zoning Board, applications will be hea.rd at the nezt available Council Meetang of the
Village of Tequesta, for final approeal. After approval by the Village Council, a building permit can be
issued by the Building �eparhn�nt.

- The applicant will submit to the Village of Tequesta Department of Community Development with the
following documents for Planning & Zoning Board review, forty-five (45) days prior to the meeting date:
1) For new construction or additions, Fifteen (15) sets of professionally prepared site plans showing all
existing and proposed structures, setbacks, parking and loading layout, ingess and egress, sidewalks and
walkways, exterior lighting layout, dimensions of street frontages and property lines and all signage.
2) Fifteen (1� sets of Landscaping Plans in accordance with Village of Tequesta Code of Ordinances,
Division N, La.ndscaping.
3) Fifteen (15) sets of multi-dimensional color renderin.gs and/or photographs are to be provided. The
Planning & Zoning Board needs to see an exact rendering of what is to be placed on the site. Color
photogaphs or prints as close to the actual colors to be used must be supplied. Since color printers often
do not display the correct color, it is recornmended that samples of the paint chips, as well as a sample of
the support materials (i.e., canvas, wood, metal, etc.) be provided.
4) One (1) set of Plans l 1x17 size and One (1) disk.
5) Any other documents that may help clarify the position of the applicant.

(a) Walls and fences may be erected or maintained within or adjacent to a property line to a height not
exceeding six feet. No wall or fence shall be permitted to extend forward of the adjacent or nearest
portion of the building front, regardless of the actual, allowed building setback line, on any lot or
parcel (see Fig. a), except for lots or parcels located along and fronting upon County Club Drive,
where walls not exceeding five feet in height may be located forward of the front building line.
Fences associated only with accessory structures may be permitted if such fences are screened
from public view with a hedge of not less than six feet in height nor more than eight feet in height.
However, if a wall, fence, or living hedge is erected or located on a corner lot or a double frontage
lot, a vehicular and pedestrian visibility triangle of a size and dimension which complies with the
current traffic engineering standards of the American Association of State Highway and
Transportation Officials (AASHTO) and the county shall be provided for in both directions from the
intersecting point of property lines. The maximum height of any wall, fence or hedge within the
visibility triangle shall be two and one-half feet.
(b) Noiwithstanding the al�ove, �ntry Features consistir�g of masonry calumr7s r�ot exceeding six feet in
height, with or wiihaut gates, are not deemed to be walls or fences and are specifically ailowed in the
R-1A and R-1 zoning districts and in the residentiai areas within a mixed use development located in
the MU zoning district. Such entry features must be compatible with fihe architecture of the residence
and the streetscape, must be set back a minimum of ten feet from the edge of the road pavement or
the !ot side of any sidewalk, must provide a minimum clear width of 12 feet for access by emergency
vehicles, and shall not k�e located in the village right-of-way. Gates, if any, must swing inward or slide
to the side to prevent obstructions to the roadway or sidewalk. A building permit and approval by the
planning and zoning board in accordance with these regulations is requireti pric�r to the
commencement of construction.
