MEETING MINUTES
August 16, 2012
CALL TO ORDER AND ROLL CALL
The Village of Tequesta Planning and Zoning Advisory Board, sitting as the Local
Planning Agency, held a regularly scheduled meeting at the Tequesta Village Hall, 345
Tequesta Drive, Tequesta, Florida, on Thursday, August 16, 2012. The meeting was
called to order at 5:45 p.m. A roll call was taken by Deanna Mayo, Assistant to the
Village Clerk, who noted the following were present: Vice Chair Michael Schmidt, Board
Member Elizabeth Schauer, Board Member Steven P. Eagen, and Alternate Janet
Strand. Chair James Hackett, Board Member Eric Jolly, and Alternate Sebastian A.
Loaiza were absent from the meeting. Also present were Community Development
Director Nilsa Zacarias, Village Attorney Jennifer Gardner Ashton, and Assistant to the
Village Clerk Deanna Mayo.
APPROVAL OF AGENDA
MOTION: Board Member Schauer moved to approve the agenda as submitted; Board
Member Eagen seconded the motion, which carried by unanimous 4-0 vote.
1. APPROVAL OF PREVIOUS MEETING MINUTES
MOTION: Board Member Schauer moved to approve the minutes of the June 21, 2012
meeting as submitted. Board Member Eagen seconded the motion, which carried by
unanimous 4-0 vote.
OLD BUSINESS - None
NEW BUSINESS
Public Hearing to consider and make recommendations to the Village Council
with regard to Ordinances No. 10-12, 11-12, 12-12, and 13-12.
SWEARING IN OF WITNESSES
There were no witnesses present.
EX PARTE COMMUNICATIONS
No ex parte communications were reported.
2. ORDINANCE NO. 10-12
An Ordinance of the Village Council of the Village of Tequesta,
Florida, adopting a small scale amendment to its comprehensive
Planning and Zoning Advisory Board sitting as the
LOCAL PLANNING AGENCY

development plan in accordance with the mandates set forth in
Section 163.3187, et seq., Florida Statutes, pursuant to a Village
initiated amendment No. LUPA 2-12 which provides for an
amendment to the future land use map, designating one point three
two (1.32) acres more or less of land recently annexed into the
Village located at County Line Road, and at 4412 and 4480 County
Line Road, as "low density residential"; providing for compliance
with all requirements of Chapter 163, Florida Statutes, providing a
conflicts clause and a severability clause; providing an effective
date; and for other purposes.
3. ORDINANCE NO. 11-12
An Ordinance of the Village Council of the Village of Tequesta,
Florida, providing for the rezoning of certain real property within the
corporate limits of the Village of Tequesta, Florida; which property
consists of one point three finro (1.32) acres more or less of land
recently annexed into the Village located at County Line Road, and at
4412 and 4480 County Line Road; providing that this real property
which is more specifically described here in shall be assigned the
Village Zoning Designation of "R-1 Single Family Dwelling District";
providing that the zoning map of the Village of Tequesta be amended
to reflect the proper designation for this real property; providing a
conflicts clause and a severability clause; providing an effective
date, and for other purposes.
4. ORDINANCE NO. 12-12
An Ordinance of the Village Council of the Village of Tequesta,
Florida, adopting a small scale amendment to its comprehensive
development plan in accordance with the mandates set forth in
Section 163.3187, et seq., Florida Statutes, pursuant to a Village
initiated amendment No. LUPA 1-12 which provides for an
amendment to the future land use map, designating eight tenths of
one acre (0.8 acres) of land recently annexed into the Village located
at 4534 and 4518 County Line Road, as "Medium Density
Residential"; providing for compliance with all requirements of
Chapter 163, Florida Statutes; providing a conflicts clause and a
severability clause; providing an effective date, and for other
purposes.
5. ORDINANCE NO. 13-12
An Ordinance of the Village Council of the Village of Tequesta,
Florida, providing for the rezoning of certain real property within the
Planning and Zoning Advisory Board sitting as the
LOCAL PLANNING AGENCY

corporate limits of the Village of Tequesta, Florida; which property
consists of eight tenths (0.8 acres) of land recently annexed into the
Village located at 4534 and 4518 County Line Road; providing that
this real property which is more specifically described here in shall
be assigned the Village Zoning Designation of "R-2 Multiple Family
Dwelling District"; providing that the zoning map of the Village of
Tequesta be amended to reflect the proper designation for this real
property; providing a conflicts clause and a severability clause;
providing an effective date, and for other purposes.
Attorney Davis provided background for Ordinances 10-12, 11-12, 12-12 and 13-12. He
reported one person had objected to the annexation after the fact.
MOTION: Board Member Schauer moved to approve Ordinance No. 10-12, Ordinance
No. 11-12, Ordinance 12-12, and Ordinance 13-12. Board Member Eagen seconded
the motion, which carried by unanimous 4-0 vote.
ANY OTHER MATTERS
None
ADJOURNMENT
Upon motion by Vice Chair Schmidt; seconded by Board Member Schauer, and
unanimously carried, the meeting was adjourned at 5:45 p.m.
