Public Notice is hereby given that the Village Council of the Village of Tequesta, will conduct a
public hearing on Thursday, August 8, 2013 at 6:00 p.m., or as soon thereafter as possible,
continuing from time to time and place to place as the said meeting(s) may be adjourned, in the
Village Council Chambers located at 345 Tequesta Drive, Tequesta, Florida; the Tequesta
Village Council will hear public comments and make final decision on the following requests:

existing 118,716 square feet three-story building and adjacent grounds as a Rehabilitation
Facility, pursuant to Sec. 7�-4; Sec.78-180 (i) (16); and Sec.78-705 of the Village of Tequesta
Code of Ordinances. The address of the proposed application is 701 Old Dixie Hwy, FL 33469.
Related documents are available for inspection and copying in the office of the Village Clerk in
the Village Hall, Monday through Friday, from 8:30 a.m. to 5:00 p.m. All interested parties may
submit written or oral comments before or at the public hearing.
If a person decides to appeal any decision made by the Viliage Co�uiail with respect to any
matter considered at such meeting or hearing, that person will need a record of the proceedings,
and for such purpose, that person may need to ensure that a verbatim record of the proc�edings is
made, which record includes the testimony and evidence upon which the appeal is to be based.

All construction, additions, and/or alterations of commercial buildings must be approved by the Planning &
Zoning Board. The Planning & Zoning Board meets the third Thursday of every month al 5:30 p.m., as
needed in the Village Hall Council Chambers, 345 Tequesta Drive. The applicant will be informed by letter
of their scheduled meeting date. Due to administrative review, the meeting date the applicant is scheduled to
attend, may not be the closest meeting to when the application is submitted.
The Planning & Zoning Board is an Advisory Soard only. After review and recommendation by the
Planuing & Zoning Board, applications will be heard at the next available Council Meeting of the
Village of Tequesta, for final approval. After approval by the Village Council, a building permit can be
issued by the Building Department.

The applicant will submit to the Viltage of Tequesta Department of Community Development with the
following documents for Planning & Zoning Board review, forty-�ve (45) days prior to the meeting date:
1) For new construction or additions, Fifteen (15) sets of professionally prepared site p(ans showing all
existing and proposed structures, setbacks, parking and loading layout, ingress and egress, sidewa(ks and
walkways, exterior lighting layout, dimensions of street frontages and property lines and all signage.
2) Fifteen (15) sets of Landscaping Plans in accordance with Village of Tequesta Code of Ordinances,
Division N, Landscaping.
3) Fifteen (15) sets of mu(ti-dimensional color renderiugs and/or photographs are to be provided. The
P(anning & Zoning Board needs to see an exact rendering of what is to be placed on the site. Color
photographs or p►•ints as close to the actual colors to be used must be supplied. Since color printers often
do not display the correct color, it is recommended that samples of the paint chips, as well as a sample of
the support materials (i.e., canvas, wood, metal, etc.) be provided.
4) One (1) set of Plans 1 ixl7 size and One (1) disk.
5) Any other documents that may help clarify the position of the applicant.
