SPECIAL EXCEPTION MODIFICATION REQUESTED:
Modify previously approved special exception by constructing new building facades,
internal tenant upgrades and parking lot improvements.
ORDER GRANTING SPECIAL EXCEPTION MODIFICATION
This cause came on to be heard upon the above request for a special exception modification,
and the Village Council for the Village of Tequesta being duly advised, hereby finds as follows:
1. The subject property has existed as a shopping center special exception shopping
center use since 1985.
2. The subject property is located in the C -2 Community Commercial Zoning District
in the Village of Tequesta.
3. The applicant has submitted all documents required by the Village's Code of
Ordinances for special exception review.
4. The application, the staff report and all other supporting documentation and
presentation materials as reviewed by the Village Council at its November 14, 2013
meeting, and as kept on file by the Village, are made a part hereof and are hereby
incorporated by reference.
5. According to Section 78 -174 of the Village Code of Ordinances, shopping centers

centers are permitted as a special exception in the C-2 Zoning District upon approval
by the Village Council.
6. The applicant has applied for a special exception modification to a previously approved
special exception to allow construction of new building facades, internal tenant
upgrades and parking lot improvements.
7. Under the provisions of the Village Code of Ordinances, the Village Council has the
right,power and authority to act upon the request herein made.
IT IS THEREUPON CONSIDERED, ORDERED AND ADJUDGED BY THE VILLAGE
COUNCIL OF THE VILLAGE OF TEQUESTA, FLORIDA, AS FOLLOWS:
The request for special exception modification with references to the property described
herein, located in the Village of Tequesta, Palm Beach County, Florida, to allow construction of
new building facades, internal tenant upgrades and parking lot improvements is HEREBY
APPROVED in accordance with the Village Zoning Code.
* The term applicant(s) as used herein shall include all successors and assigns.
* The applicant's special exception modification approval shall expire in twelve (12) months unless a
building permit has been obtained in accordance with Sec. 78-368. If the building permit expires or is
voided,the special exception modification approval also expires or becomes void.
