' 3. BACKGROUND
On May 27, 2011, Tequesta Towers filled an application to demolish a 410 Sq. Ft. pool cabana and
construct a new Pool/Fitness Building in the R-3 zoning district. On September 1, 2011, the Planning and
Zoning Advisory Board recommended approval of the subject application.
On October 13, 2Q11, the Village Council approved the application to demolish a 410 Sq. Ft. pool cabana
and construct a�ew 2,904 sq. ft. P�ol/Fitness Building. Please see attached �eve;opment Crder and Staff
Re po rt.
The building permir to construct the srructure was issued on October 2012. i equesta Tcvvers decided to
�ontract Taveras Engine�ring to aversee the structural cons#ruction of the building. Mr. Tommy Taveras
RE, ciesigned the structu�e of th� building, and he also conducte� Structura! F9eld lnsp��tic,ns. Please see
his inspection reports that u��ere submitted to the Building Department (see attachment). l�Iso, please
see attached Inspection Histo�ry pro��ided by the Building Department.

Regarding the above referenced project, as a cost savings measure, the raof te�race was removed
from the projec� The roof Lines and trusses were modified so that the higped roof continued to
slope to a peak in the location of the roof terrace. Understanding that the approved design was
near the height limit far the building, and that the mod.ified roof increased the midpoint of tiie
roof to grade and avera.ge crest of dune measurements, the height of top of the masonry wa:l and
spring line for roof txusses was reduced in order to maintain. the same roof height dirnensions
indicated in the original permitted drawings. The 19'-6'° from the midpoint of the roof dimension,
and the 23'-0" midpoint of roaf to grade dimensions do not change.
