VII,LAGE OF TEQUESTA DEVELOPMENT REVIEW COMMITTEE MEETING MINUTES DECEMBER 3, 2001 The Development Review Committee held a meeting in the Village Manager's Office at 250 Tequesta Drive, Tequesta, Florida, on Monday, December 3, 2001. The rneeting was called to order at 9:05 A.IvI. by Director of Community Development Jeffrey Newell. Also in attendance were Utilities Director Milce Estok, Fire Chief James Weinand, and Police Chief Steven Allison. Gary Van Brock, Van Brock Construction, had applied for a 2,313 square foot expansion of the Fashion Mall at 150 U.S. One. Director of Community Development Jeff Newell reported he had reviewed the project and had found that the landscaping was sufficient, that there were 216 parking spaces which was well over the required amount, and that the expansion would be an extension of the current architecture and style of the building; therefore, those requirements had been met. Police Chief Allison indicated no problems. Utilities Director Estok stated that Utilities and Public Works had no problems. Fire Chief Weinand reported he had had no problems with the site and he had taken care of his questions regarding the interior with Mr. Van Brock, who had provided a letter. Mr._ Newell stated that completed the review. Mr. Van Brock was asked if he planned further expansions of the mall, and he responded by describing the history of the easements and indicating he was having plans drawn up for an office-type structure on the vacant parcel, which would be a compatible building design, to determine the square footage. Mr. Van Brock commented he would be submitting the design to the Village, that it was in a mixed- use zoning area which required 10' setbacks. Mr. Van Brock indicated that the original master plan had designed to the street and had been very restrictive. Mr. Van Brock commented that the Eastward Ho! initiative's design would make every shopping center on U.S. One non-conforming. Mr. Newell noted there was a 25% landscaping requirement for the mall site. Mr. Van Brock reported they had complied with Ordinance 377. Mr. Van Brock was advised that the next step would be to present his project to the Village Council.
