Subject/5ummarv These special exceptions are located in One Main S�reet (JMZ Properties). these two units (Praxair, Urgent Care Center) exceed the thirty-five hundred sq.ft. limita.tion. There e�sts an"developer's agreement" which states that any leased units that exceeds 3500sq.ft. must be approved by Council as an "special exception". Unfortunately, staff was not aware of the developer's agreement and issued the permits for "built-out" of the units. At present, staff is creating a flag system that will alert that conditions exists on a property. These special exceptions are before council for approval. This is an administrative correction, since the units are now occupied and in use.
