RE: TEQUE5TA CORPORATE CENTER LEASES
When Community Development was unable to negotiate the lease of a portion of the spac:e being
vacated by the Perry Company we considered the feasibility of moving the Finance Department to the
Perry spaee and sharing the additional space with Community Development. Dan Gallagher, project
accountant was asked to prepare a cost analysis making tlus move. Attached is a memo and schedule of
current and proposed lease spa�ce/costs prepared by Mr. Gallagher.
As you will note on this schedule, overall total space of Administration, Financ�e and Community
Development will increase 965 sq, ft. Community Development will increase 460 sq. ft., and Finance
and Administration will increase by 505 sq. ft. (Human Resources would move from Suite 300,
Administrative Offices, to the Perry Space, 304).
Svme other items afFecting the feasibility of this move are�
• Tequesta Corporate Center is willing to have the Village e$change Suite 303 for Suite 304
• Lease term will be for one year with one-year option. Additional option years available at
negotiated rental rate. Annual increase will be determined by CPI (as with egisti�g leases).
• We would be able to centraiize files.
• The Perry space is much more efficiently designed.
� The Perry space is completely wired for power, telephone and computers
• The entrance is designed for utility customer service
• At present C.D. has no file space for storage of plans being reviewed
o Files are now stored at the Water Trea.tment plant and require C.D. staff to pick up
and return plans to the Water Treatment plant whenever they are reviewed

• Community Dev. has no room to review plans in their e�isting space
• Community Dev. has moved from 1700 sq. ft. to 800 sq. ft. in their recent move
o This has resulted in cramped working conditions for employees reducing efficiency
of staff.

WITH LITTLE ADDITIONAL COST TO T`HE VII.,LAGE, IT WOULD SATISFY THE
NEEDS OF ALL THE AFOREMENTIONED DEPARTMENTS.
ATTACHED IS A SCHEDULE COMPARING OUR CURRENT SPACE AND COSTS
AND THE PROPOSED FIGURES UNDER A LEASE OF TI� 304 FACII,ITY.
AS PART OF THIS MOVE, WE WOULD BE VACATING SUITE 303.
