Dear Mr Kennedy:
As you know my firm has been hired by Federal National Mortgage Association !
to manage and resell the property located at 57 Golfview Drive, Tequesta.
The prior owner of the property Stephen Schaefer had no� only neglected to '
maintain the property but has intentionally vandalised the property. I '
have met with you on four separate occasions at the property since the
, certificate of title and writ of possession was issued, and have complied
with your immediate requests to secure �he property, remove all debris,
mow the lawn and trim back the trees. I have au�horized a lawn service �
to maintain the property until the property is resold and closed. I
have requested 4 contractors bids for complete renovations to include
roofing and garage as outlined in your April 26, 1991 complaint that
you hand delivered to Mr Schaefer.
Federal National Mortgage Association has offered the property for sale
at $74,900 AS-IS or $114,900 repaired. While we are awaiting receipt
of our bids for repair, it is likely that we will secure AS-IS offers.
If no acceptable AS-IS offer is received, then ordinarily Federal
National Mortgage Association will authorize repairs. Our ultimate
goal is to resell and close on the property as quickly as possible.
In order to affect a sale, we will have to convey clear title, which
is now encumbered with Village of Tequesta liens. I would like to
request a hearing with �he board to discuss �.he abatement of the lien
and accumula�ing fines that are being levied as a result of the previous
owners malicious destruction and defacement of the subject property.
We have several offers in file, and are ultimately trying to secure �
a sale and closing by November 25, 1991, but cannot proceed without '
some assurance that we will be able to convey clear �itle. I would
be happy to meet with the proper authorities at your earliest convenience.
