Landscaping & Irrigation
A 36" high hedge is currently planted adjacent to the front property line (see Fig. b). The Applicant proposes
the hedge to be trimmed to 24" in height to allow a full view of the sign. Jasmine Minimus is proposed to
around the base of the sign and to fill in the front landscape island where the sign would be located.
Note that Pursuant to Ch. 78, ARTICLE XI. — SIGNS, Sec. 78-741. Technical Requirements. (b) (2) (a),
landscaping and irrigation at the base of any such signage shall be required by the community development
director, or may be required by the planning pnd zoning advisory board pursuant to subsection 22-53(6J, or
shall be recommended by the planning and zoning advisory board.

4. STAFF REVIEW
The proposed sign would be located at the north end of the front parking lot within a landscape island; there is
no existing freestanding monument sign on the property. The proposed sign would be constructed by the
Owner/Builder from pre-cast stone with a decorative column inlay of unfilled travertine. The proposed text of
the sign, "Celtic Home Gallery" would be in Garamond the 2 font. The text would be etched into Black
Absolute Granite (Monticello Tile Design G7) then painted in gold-leaf using Champagne Dreams (Benjamin
Moore PT-240). Text would be etched on both sides of the monument sign to provide exposure to north and
southbound Old Dixie Hwy traffic.
The Applicant has provided samples of the gold-leaf paint color, granite, unfilled travertine and pre-cast stone.
The Applicant has also included a color landscape rendering depicting existing landscape conditions.
5. FINAL REMARKS
This development application met the requirements set in Section 78-334. Notice of Hearing. The notice of
public hearing was advertised on November 9 2014.

ART. XI. SIGNS
Sec. 78-734. - Application for permit.
(a) Applications for sign permits shall be made upon proper forms provided by the community development department
and/or the building officiai and shall contain or have attached thereto the foilowing information:
(1)
Name, address and telephone number, if any, of the applicant.
(Z)
Location of the building, structure, or lot to which or upon which the sign is to be attached or erected and the
position of the sign thereon.
(3)
Two sealed pians and specifications for the construction and attachment of the sign, showing stress sheets and
calculations for dead load and wind pressure as required in this articie.
(4)
Name of person erecting the structure.
(5)
Written consent of the owner of the building, structure or land on which the structure is to be erected.
(6)
Any building or electrical permit required and issued for the sign; provided, however, it shall be permissible to have
the applicant delay the acquisition of a building or electrical permit until after the applicant has received conditional
approval of all other aspects of his application.

Such other information as the village shall require showing full compliance with this article and all other laws and
ordinances of the village.
(b) In all applications for permits where a matter of interpretation arises, the most restrictive interpretation shali prevail.
(c) In addition to the requirements set forth in subsection (a) of this section, eil proposed signage which is part of an
appiications for site plan review shall be submitted to the planning and zoning advisory board for review, and to the viilage
council for approval as part of the site pian review process as established in article IX, division 2 of this chapter. No sign
requiring village council approval shall be permitted until the plans for the sign have been submitted to the pianning and zoning
advisory board and in turn approved by the village council.
(d) In addition to the requirements set forth in subsection (a) of this section, all applications for proposed free standing signage
which is not otherwise part of a site plan review shall be submitted to the planning and zoning advisory board for review and
approval as established at subsection_ _�=(b). No sign requiring planning and zoning advisory board approval shall be
permitted until the plans for the sign have been submitted to and approved by the planning and zoning advisory board.

Sec. 78-739. - Setbacks.
All freestanding signs shall be so located on a lot or parcel as to provide a ten-foot minimum setback from a front yard property
line and from a front yard and corner side yard property line when the lot or parcel is a corner lot or parcel with direct exposure
to two public streets. The minimum required setback shall be measured from the property line to the leading edge of the
freestanding sign structure.

Sec. 78-741. -Technical requirements.
The foliowing technical requirements shall apply as set forth in this section:
(b) Commercial districts. Signs in commercial districts C-1, C-2, and C-3, as well as the commercial portions of mixed use
districts shaii be subject to the foliowing:

Freestandrng signs.
a.
Shopping centers within the C-1 neighborhood commercial district, as well as the commercial portions of
mixed use districts shall be allowed one freestanding sign, not to exceed 60 square feet in area and not to
exceed 16 feet in height from finished grade and having a minimum setback of ten feet in accordance with

community development director, or may be required by the planning and zoning advisory board pursuant
to subsection =___ =(b), or shall be recommended by the planning and zoning advisory board and required

chapter, as applicable.

All construction, additions, and/or alterations within the Village, except in districts R-lA and R-1, must be
reviewed by the Planning & Zoning Advisory Board. The Planning & Zoning Advisory Board meets the
third Thursday of every month at 5:30 p.m., as needed in the Village Hall Council Chambers, 345 Tequesta
Drive. The applicant will be informed by letter of their scheduled meeting date.
The Planning and Zoning Advisory Board shall have general authority as outlined in Sec. 22.53. Powers and
Duties. After review and recommendation by the Planning & Zoning Advisory Board, applications will be
heard by the Village Council for final approval. After approval by the Village Council, a building permit can
be issued by the Building Department.

The applicant will submit to the Village of Tequesta Planning and Zoning Department the following
documents for Planning & Zoning Advisory Board review, forty-five (45) days prior to the meeting date:
1) For new construction or additions, Twelve (12) 11x17 sets and Three (3) full sets of
professionally prepared site plans showing all existing and proposed structures, setbacks, parking
and loading layout, ingress and egress, sidewalks and walkways, exterior lighting layout,
dimensions of street frontages and property lines and all signage.
2) Twelve (12) 11x17 sets and Three (3) full sets of Landscaping Plans in accordance with Village
of Tequesta Code of Ordinances, Division IV, Landscaping.
3) Twelve (12) 11x17 sets and Three (3) full sets of multi-dimensional color renderings and/or
photographs are to be provided. The Planning & Zoning Advisory Boaxd needs to see an exact
rendering of what is to be placed on the site. Color photographs or prints as close to the actual
colors to be used must be supplied. Since color printers often do not display the correct color, it
is recommended that samples of the paint chips, as well as a sample of the support materials (i.e.,
canvas, wood, metal, etc.) be provided. � ,
4) One (1) CD disk with PDF files including a complete application.
5) Any other documents that may help clarify the position of the applicant.
