Ordinance 26-14 is a small Scale amendment to the Villac� �'oning Map. The Village of Tequesta received a Voluntary
Annexation petition for three parcels located on County Line Road. The subject amendment changes the Village's Zoning
Map by designating R-2 (Multiple Family Dwelling) zoning district to the three annexed parcels. See attached staff
report.

The Village of Tequesta received written petitions signed by the owners of Parcel 1, 2 and 3 to be annexed into the
Village. Pursuant to Florida Statutes 171.044(1) "The owner or owners of real property in an unincorporated area
of a county which is contiguous to a municipality and reasonably compact may petition the governing body of said
municipality that said property be annexed to the municipality".
The subject applications are contiguous to the Village of Tequesta boundaries. It consists of three (3) parcels
located on County Line Road totaling 1.5316. The proposed annexation was processed through the County's
Annexation Review Process. County staff has not identified any inconsistencies with Chapter 171 F. S. Once the
subiect parcels are part of the Villa�e of Tequesta a process for Future Land Use map amendment and rezoning
will be initiated.
The second reading and adoption of Ordinance 19-14 (Voluntary AnnexationJ was held on November 13, 2014
(Council approval 5-O). The second reading and adoption of Ordinance 21-14 to amend the Future Land Use Map is
scheduled for December 11, 2014. The subject amendment changes the Village's Zoning Map by designating R-2
(Multiple Family DwellingJ zoning district to the three annexed parcels (Ordinance 26-14). Above Table presents
current Palm Beach County Zoning districts and proposed Village of Tequesta Zoning districts.

WHEREAS, after duly noticed public hearings, held p» >a t to Florida Statutes, the Village
Couacil of the Village of Tequesta does hereby find, determine and declare tha.t the public health,
safety and general welfare of the citizens of the Village of Tequesta are best served by assigning that
real property described herein below, located within the Village, the zoning designation of "R-2 —
Multiple Family Dwelli.ng District".
NOW, THEREFORE, BE TT ORDAINED BY TF� VII..LAGE COUNCIL OF THE
VII,LAGE OF TEQUESTA, FLORIDA, THAT:
Section 1: That certain real properiy recen�ly annex� into the corpora.te limits of the
Village of Tequesta consisting of a total of approximately one point five three one six (1.531 � a�re.s
more or less, located at 3774, 3764 and 3754 County Line Road, is hereby zoned "R-2 — Multiple
Family Dwelli.ng District", and is legally described as follows:

00-000-3040 and 00-43-40-30-00-001-0030)
Section 2: The Village of Tequesta Zoning Map is hereby amended to conform to this
4rdinance, and the appropriate officials of the Village are insiructed to make the necessary changes
to the official Village Zoni.ng Map.
Section 3: All Ordinances or parts of Ordinances in conflict be and the same are hereby

repealed.
Section 4: Should any section or provision of t,�is Ordinance or any partion thereof, any
pa.ragraph, sentence or word be declared by a Court of competent jurisdiction to be invalid, such
decision shall not affect the validiiy of the remainder of this Ordi.nance.
Section 5: This Ordinance shall take effect immediately upon adoption.
