ORDER APPROVING MINOR SITE PLAN MODIFICATION This cause came was heard upon the above application and the Tequesta Planning and Zoning Board considered the evidence presented by the applicant and other interested persons at a hearing called and properly noticed. The Planning and Zoning Board being otherwise duly advised, THEREUPON, THE TEQUESTA PLANNING AND ZONING BOARD FINDS AS FOLLOWS: 1. The subject property is located in the residential /recreation and open space district in the Village of Tequesta. 2. The applicant submitted all documents required by the Village's Code of Ordinances for Planning and Zoning Board review and final action. 3. The application, all supporting documents, and presentation materials were reviewed by the Planning and Zoning Board at a meeting on June 18, 2015, and as kept on file by the Village, are made a part of this order and are hereby incorporated by reference. 4. Under section 22 -53, approval by the Village Planning and Zoning Board is required be- cause the modification does not exceed ten thousand dollars in estimated costs and does not change the footprint, height, number of stories or square footage of any building. 5. The applicant has applied for approval to modify a previously approved site plan by replac- ing existing wood and chain link gates and fencing with uniform chain link gates and Page 1 of 2 fencing (six feet in height) with FENCEBLOCK screening material. 6. Under the Village Code of Ordinances, the Planning and Zoning Board has the right, power and authority to act upon the Applicant's request. STAFF ANALYSIS: Per Sec. 22-53(b)(1,2), the Planning & Zoning Board must review and make final determination for any site plan modification that does not exceed $10,000 in estimated cost and that does not involve a change to the footprint, height, or square footage of any building, as well as aesthetic modifications to exterior building color or finish when not accompanied by any other site plan modification. The maintenance facility is located south of the club house just west of Country Club Drive. The existing fencing that encloses the perimeter of the grounds surrounding the maintenance facility is a combination of chain link and board on board wood; much is in disrepair. The perimeter fencing has a combined length of +/- 950 linear feet and is 6 ft high. The Applicant is proposing to modify the approved site plan by removing all existing fencing as well as 2 gates and replace with screened 6' high chain link fencing to provide uniformity. The screening will be a green mesh material and will improve the overall appearance as well as providing security for costly equipment stored at the maintenance facility. This request alters the aesthetic of the site while allowing for much needed maintenance of the existing perimeter fencing. The Applicant has provided a graphic that illustrates the location of existing and proposed fencing, as well as photographs of the current condition of the fencing. Also provided is a sample of the green mesh material that will be used as screening and example photographs of the chain link fence. IV. FINAL REMARKS: Following final approval by the Planning & Zoning Board, the Applicant is required to apply for building permit to install the new fencing. This development application met the requirements set in Section 78- 334. Notice of Hearing.
