ORDER GRANTING MINOR SITE PLAN MODIFICATION
This cause came was heard upon the above application and the Tequesta Planning and Zoning
Board considered the evidence presented by the Applicant and other interested persons at a hearing
called and properly noticed. The Planning and Zoning Board being otherwise duly advised,
THEREUPON, THE TEQUESTA PLANNING AND ZONING BOARD FINDS AS FOLLOWS:
1. The subject property is located in the general commercial (C -3) zoning district in the
Village of Tequesta.
2. The applicant submitted all documents required by the Village's Code of Ordinances for
Planning and Zoning Board review and final action.
3. The application, all supporting documents, and presentation materials were reviewed by
the Planning and Zoning Board at a meeting on July 16, 2015, and as kept on file by the
Village, are made a part of this order and are hereby incorporated by reference.
4. According to section 22 -53, approval by the Village Planning and Zoning Board is re-
quired because the modification does not exceed ten thousand dollars in estimated costs
and does not change the footprint, height, number of stories or square footage of any
building.
5. The applicant has applied for approval of a minor site plan modification by altering the
roof color and materials.
6. Under the Village Code of Ordinances, the Planning and Zoning Board has the right,
power and authority to act upon the Applicant's request.

The application to modify a previously approved site plan (minor modification) by removing the
existing cement tile on the mansard roof and replacing it with a metal roof system in Case No. SPM
08-15, regarding the above-referenced property in the Village of TeqLiesta, Palm Beach County,
Florida, attached to this order as Exhibit A is hereby APPROVED.
Please note:
■ The term appliccznt(s) as used here shall include all successors and assigns.
■ The applicant's site plan approval shall expire in twelve (12) months Lmless a building permit
has been obtained in accordance with Sec. 78-334(9). If the building permit expires or is voided,
the site plan approval also expires or becomes void.

III. STAFF ANALYSIS:
Per Sec. 22-53(b)(1,2), the Planning & Zoning Board must review and mal<e final determination for any site
plan modification that does not exceed $10,000 in estimated cost and that does not involve a change to
the footprint, height, or square footage of any building, as well as aesthetic modifications to exterior
building color or finish when not accompanied by any other site pian modification.
The commercial plaza, located at 354 Cypress Drive, is in the C-3 (General Commercial) zoning district. The
existing roof is a combination of mansard and flat roof. The mansard roof is a light terra cotta colored
cement tile and is in need of replacement. The flat roof requires some maintenance and repair however no
aesthetic changes are proposed at this time.
The Applicant is proposing to modify the exterior of the building by removing the existing cement tile on
the mansard roof and replacing it with a metal roof system. The proposed roofing system will have a
Coastal 5V exposed screw profile and will be deep terra cotta in color. The roofing system, manufactured
by Gulf Coast Supply & Manufacturing in Stuart, Florida, is an economical and long lasting alternative to the
traditional tile roof while still providing an "authentic Florida design". The proposed terra cotta color is
compatible with the existing building exterior color and the design of the metal roofing system
compliments the building's architecture.
The Applicant has provided graphics of the proposed roof, (see attached application), as well as a sample of
the proposed metal roof system.
IV. FINAL REMARKS:
Following final approval by the Planning & Zoning Board, the Applicant is required to apply for building
permit to install the new roof system. This development application met the requirements set in Section
78-334. Notice of Hearing. The notice of public hearing was advertised in the Palm Beach Post on July 5,
2015.

All construction, additions, and/or alterations within the Village, except in districts R-lA and R-1, must be
i•eviewed by the Planning & Zoning Board. The Planning & Zoning Advisory Board meets the third
Tlaacrs�l�ay of every niontlt at 5:30 p.ni., as needed in the Village Hall Council Chambers, 345 Tequesta
