BACKGROUND & STAFF ANALYSIS The subject application is requesting a Site Plan Modification to an existing Shopping Plaza, Tequesta Shoppes. The subject development is located in the C-2 zoning district; "Shopping Plaza" is a Special Exception Use per Sec. 78-177 (d) (14) of the Village of Tequesta Code of Ordinances. The construction cost of this modification is estimated at $285,000 and includes extensive interior renovations as well as the proposed storefront improvements. The Special Exception Use for Bealls Outlet was approved by the Village Council on September 10, 2015, see attached Order SEU 03-15. The applicant is requesting a Site Plan Modification approval according to the process indicated in Figure 1 below. This modification will increase the store interior floor plan by adding +/- 130 square feet to be used for shopping cart storage and display cabinets. No new impervious surface will be added to the footprint of the plaza. FINAL REMARKS This Site Plan Modification application met the requirements set on Section 78-334 notice of hearing. The notice of hearing was advertised in the Palm Beach Post on January 11, 2016. Once the application has been granted an approval order by Village Council, the applicant is required to apply for a building permit. The sabject property is located in the G2 community commercial zoning district in the Village of Tequesta. 2. The appticant has submitted all documents required under the Official Zoning Ordinance of the Village of Tequesta for special exception review 3. The application and all supporting documentation and presentation materials as revievved by the Village Council at its September 10, 2015 meeting, and as kept on file by the Vil- lage, are made a part hereof and are hereby incorpora.ted by reference. 4. According to section 78-177(d)(14) of the O#�icial Zoning Ordinance of the Village of Teques#a, a shapping center use may be perrnitted as a special exception in the C-2 community commercial zoning district upon approval by the �Ilage Council. * Tenant's address and modifications that are approved by this order shall be located at 151 N. The Applicant previously received special exception approval and now seek a modifica- tion of that approval, to modify the Bealls storefront by replacing existing doors and windows as described in greater detail below. 6. Under the provisions of the Village Code of Ordinances, the Village Council has the right, power and authority to act upon the request herein made. IT IS THEREUPON CONSIDERED, ORDERED AND ADJUDGED BY 'T'HE VILLAGE COUNCIL OF THE VILLAGE OF TEQUESTA, FLORIDA, AS FOLLOWS: The application for special exception use modification in case number SEU 03-15 regarding the property described on the preceding page, in the Village of Tequesta, Palm Beach Co�mty, Florida, to permit the following: moditication of the storefront at 151 N.
