III. BACKGROUND & STAFF ANALYSIS
The Island House South West Condominium building was built in 1968. The proposed application
does not increase the square footage of existing condominium unit.
The subject application is requesting recommendation to remove kitchen door and side light
and replace it with high impact windows. The proposed wall color will match existing building
color.
In 2012, Island House South West Condominiums submitted a Site Plan Modification application
that was processed as a blanl<et approval for all of the units who wished to remove the kitchen
door and side light and replace it with a high-impact window. The intent was to provide each
owner the opportunity to modify their unit under this approval. This application was heard by
the Planning and Zoning Advisory Board on July 19, 2012 and voted 5-0 to recommend approval
of the Site Plan Review application.
Next, the application was approved by the Village Council August 9, 2012. See attached approval
order. The condition of approval was as follows: "The applicant agrees as a condition of
approval that individual unit owners shall be responsible for obtaining their own building
permits and that all such permits under this application must be applied for within one year
from the date of this approval." The approval process for the 2012 and current application is
depicted in Figure 1 below:

Accordingly, the 2012 approval order expired August 9, 2013. A number of units were modified
under this approval, please see attached photos. Unit owners who wish to perform similar
construction on their units must submit a new application for a site plan review. Once the
application is approved by the Planning & Zoning Board, the applicant can then apply for
necessary building permits.
Village Staff points out that removing this door will not have a negative impact on egress
requirement. For insurance purpose, the only remaining door would need to be impact resistant
since the Buildin� Code will not allow to install shutters at the subiect door.
IV. FINAL REMARKS
This development application met the requirements set on Section 78-334 notice of hearing.
The notice of hearing was advertised on January 11, 2016.

T'his cause came on to be heard upon the above application and the Tequesta Village Council having
considered the evidence presented by the applicant and other interested persons at a hearing called and
properly noticed, and the Tequesta Village Council, being otherwise duiy advised,
T'I�REUPON, THE TEQUESTA VII.,LAGE COUNCIL FINDS AS FOLLOWS:
1. The subject property is located in the R-3 Zoning District in the Village of Tequesta.
2. The applicant has submitted a11 documents required by the Village's Code of Ordinances
for site plan review.
3. The applicatian a.nd a11 supporting documentation and presentation materials as
reviewed by the Village Council at its August 9, 2012 meeting, and as kept on file by the
Village, are made a part hereof and are hereby incorpora�ed by reference.
4. According to Sectian 78-331, site plan approval is required.

The application for Site Plan Review, Case No. SPR 2-12 with reference to the above described
property within the Village of Tequesta, Palm Beach County, Florida, to permit the following:
All unit owners to replace existing kitchen doors and side lights and
replace them with high impact windows, in accordance with the
application and staff report as on file with the Village Clerk and attached
hereto as Exhibit A
is hereby APPROVED since the Village Council hereby finds that the applicants have met the standards
set forth in Section 78-331 of the Tequesta Zoning Code for site plan review.
The applicant agrees as a condition of approval that individua( unit owners shall be responsible for obtaining
their own building permits and that all such permits under this application must be applied for within one
year from the date of this approval. Further, the approval granted by this Order requires all unit owners to
install the exact same, identical windows from the same manufacturer in order to achieve a uniform
appearance on the entire structure. '

Vi. SITE PLAN REVIEW APPLICATION SUSMITfAL Ci�ECKUST
GENERAL
(1) A completed application signed by owner, agent/applicant.
(2) Required application fees.
(3) General location map, showing relation of the site for which site plan approval is sought to major
streets, schools, existing utilities, shopping areas, important physical features in and adjoining the
project, and the like.
(4) A recent aerial photograph of the site.

(1) A signed and sealed boundary survey (not more than one year old) and legal description of the property,
including any and all easements of record as well as existing topographica! conditions of the site.
SITE PLAN
(1) A site plan containing the title of the project and names of the architect, engineer, project planner
and/or developer, date, and north arrow, and based on an exact survey of the property drawn to a scale
of sufficient size and with sufficient site tabular data.
LANDSCAPE PLANS
(1) Landscaping plan, including types, sizes and iocations of vegetation and decorafiive shrubbery, and
showing provisions for irrigation systems. Plans shall also provide delineation of existing trees and
infiormation as to wh+ch trees will be reused or removed. Plans shall provide clear site lines. Landscaping
plans shall comply with section 78-400. In addition, landscaping plans shafl include irrigation plans in
accordance with section 78-398, and shall demonstrate compliance with Florida Friendly Landscaping
design standards as required by section 78-394, as applicable (See section 78-392 for applicability).
