Pesant, Owners & Applicant PROPERTY LOCATION: 325 Beach Rd., #210, Tequesta, FL 33469 LEGAL DESCRIPTION: ISLAND HOUSE SOUTHWEST CONDOMINIUM APTS DWELLING UNIT 210 IN OR1669P1786 PARCEL CONTROL NUMBER: 60- 43- 40- 30 -11- 000 -2100 REQUEST: For Site Plan Modification to replace kitchen door and site light with high impact windows. ORDER APPROVING APPLICATION FOR SITE PLAN MODIFICATION This cause came was heard upon the above application and the Tequesta Planning and Zoning Board considered the evidence presented by the Applicant and other interested persons at a properly noticed hearing on January 21, 2016. The Planning and Zoning Board being otherwise duly advised, THEREUPON, THE TEQUESTA PLANNING AND ZONING BOARD FINDS AS FOLLOWS: 1. The subject property is located in the multiple - family dwelling (R -3) zoning district in the Village of Tequesta. 2. The Applicant submitted all documents required by the Village's Code of Ordinances for Planning and Zoning Board review and final action. 3. The application, all supporting documents, and presentation materials were reviewed by the Planning and Zoning Board at a meeting on January 21, 2016, and as kept on file by the Village, are made a part of this order and incorporated by reference. 4. According to section 22 -53, approval by the Village Planning and Zoning Board is re- quired because the modification does not exceed ten thousand dollars in estimated costs and does not change the footprint, height, number of stories or square footage of any building. 5. The Applicant has applied for approval to modify the existing site plan of their residence by making architectural changes to the unit. 6. Under the Village Code of Ordinances, the Planning and Zoning Board has the right, power, and authority to act upon the Applicant's request. Page 1 of 2 IT IS THEREUPON CONSIDERED, ORDERED AND ADJUDGED BY THE PLANNING AND ZONING BOARD OF THE VILLAGE OF TEQUESTA, FLORIDA, AS FOLLOWS: The application to modify an existing site plan and replace a kitchen door and side light with high - impact windows, proposed wall paint color to match existing building, in case number SPM 02 -16, regarding the above - referenced property in the Village of Tenuesta, Palm Beach County, Florida, attached to this order as Exhibit A is hereby APPROVED. Please note: ■ The term Applicant(s) as used here shall include all successors and assigns. ■ The Applicant's site plan approval shall expire in twelve (12) months unless a building permit has been obtained in accordance with Sec. 78- 334(9). If the building permit expires or is voided, the site plan approval also expires or becomes void. DONE AND ORDERED on January 21, 2016.
