REQUEST: Application by TD Banl<, National Association for a minor site plan modification
to install five (5) bollards at the main entrance to the building. The address of
the proposed modification is 215 S. US Highway 1, Tequesta, Florida, 33469.

III. BACKGROUND & STAFF ANALYSIS
TD Banl< in Tequesta is located at 215 South Highway 1 in the C-2 Community Commercial
zoning district, adjacent to the south side of the Village Square Shopping Center.
In regards to ownership of the property, the Palm Beach Property Appraiser website has not
been accurately updated. Effective May 2008, Commerce Bank, National Association and
Commerce Bank/North merged with and into TD Banknorth, N.A.. At this time, TD Banknorth,
N.A. also changed its name to TD Bank, N.A.. A copy of the merger documents between these
banks was provided by the applicant to clarify the current property owner.
The applicant is proposing to modify the existing site by installing five (5) black bollards directly
in front of the main entrance to the building. These bollards are constructed to be able to
withstand vehicular impact.

The applicant provided a site plan which shows the proposed location of the bollards, as well as
detail drawing and specifications for these bollards. See attached application.
IV. FINAL REMARKS
This development application met the requirements set on Section 78-334 notice of hearing.
The notice of hearing was advertised on March 7, 2016.
Once the application has been reviewed and approved by the Planning & Zoning Board, the
applicant is required to apply for a building permit.

IV. Ai�PUCATION FEES
(1} Review by the Planning ancl Zoning eoard. The Community Development Director or designee shall submit
such application for Planning and Zoning Board review within 45 days of receipt of a completed application.
Fee: a $300.00 fee applies.
(2) Review by Village Council. Within 45 days of review by the Planning and Zoning Board, the Community
Development Director or designee shall then submit such application, including the recommendations of the
Planning and Zoning Board, for Village Council review.
Fee: a$300.00 fee plus an additional fee based on the estimated cost of work applies.
To cover all additional administrative costs, actual or anticipated, including, but not limited to, engineering fees,
consultant fees and special studies, the applicant shall compensate the village for all such costs prior to the processing of
the application or not later than 30 days after final application approval whichever is determined as appropriate by the
village. Failure to make such payment may be grounds for not issuing a building or zoning permit, certificate of occupancy
or campletion.
Costs associated with advertising for public hearings and other public notice requirements are the responsibility of the
applicant. The fee shall be paid prior to such application bei s duled for a p blic hearing requiring notice.
