LAND USE AND ZONING: EXISTING LAND USE FUTURE LAND USE ZONING SUBIECT PROPERTY Medium Density Medium Density R-2 Residential Residential Multiple Family Dwelling (5.4 —12 D.U.'s per acre) (5.4 —12 D.U.'s per acre) District Ilf. BACKGROUND & STAFF ANALYSIS The subject property is located at 479 Tequesta Drive in the R-2 zoning district. Originally approved in 1993, the 0.86 acre site consists of ten individually owned townhomes, a pool area, and a cabana. Per Section 22-53, the Planning & Zoning Board must review and make recommendations to the Village Council for any site plan modification that exceeds $10,000 in estimated cost and that involves aesthetic modifications accompanied by other site plan modifications. The applicant is proposing to modify the approved site plan by replacing the existing concrete driveway with pavers and widening the driveway by adding 664 square feet along the eastern side (2 ft x 332 ft). The enclosed site plan includes current impervious area calculations. Please see the following analysis: OPEN SPACE COMMENTS EXISTING 31'8 �� (11,891 sq. ft.) PROPOSED ' 30.0 % Additional 664 sq. ft. of impervious (11,227 sq. ft.) (2 ft x 332 ft) The existing open space is 31.8% (11,891 sq. ft.), which meets the Village code requirement of a minimum 30 percent (Sec. 78-143). With the proposed driveway extension of 664 square feet, the site will have 30 percent (11,227 sq. ft.) open space. With the subiect drivewav extension, the site will reach the maximum allowable impervious area. Also, vehicular traffic attempting to navigate the narrow driveway through the development has caused much of the sod along the edge of the driveway to erode. After installing the driveway extension, the applicant is proposing to replace the sod in this area. The applicant has provided the enclosed site plan, as well as samples of the proposed pavers. IV. FINAL REMARKS The subject application was heard by the Planning & Zoning Board on May 19, 2016, and voted 5-0 to recommend approva/ to Village Council. This development application met the requirements set in Section 78-334, Notice of Hearing.
