LAND USE AND ZONING EXISTING LAND USE FUTURE LAND USE ZONING SUBJECT PROPERTY Residential Residential R-3 Multiple Family Medium Density Medium Density Dwelling District III. BACKGROUND & STAFF ANALYSIS Blowing Rock Condominiums are located at 1500 Beach Road in the R-3 Multiple Family Dwelling District. The proposed application does not increase the square footage of existing condominium unit. The applicant is proposing to modify the unit by replacing the existing sliding glass patio doors and railing on the south and west elevations with new impact windows and a knee wall; replacing two exterior doors on the north elevation with high impact windows; and replacing a window on the north elevation with a new impact door. The proposed wall exterior knee walls will match existing. A number of units have made similar modifications over the years, as indicated in the photos attached to this report. The applicant provided a floor plan which highlights proposed modifications to the exterior, as well as existing photos and proposed elevations to illustrate these changes. See attached application. IV. FINAL REMARKS This development application met the requirements set on Section 78-334 notice of hearing. The notice of hearing was advertised on July 10, 2016.
