LAND USE AND ZONING EXISTING LAND USE FUTURE LAND USE ZONING SUBIECT PROPERTY Commercial Commercial C-2 Community Commercial District III. BACKGROUND & STAFF ANALYSIS The subject commercial office building is located at 399 Cypress Drive in the C-2 Community Commercial District. The proposed application includes aesthetic modifications to the site that do not increase the square footage of the existing building. The applicant is proposing to modify the exterior building color; replace existing wood shingle roof with a metal panel roofing system; install two (2) new air handlers to the rear of the building; and install a new landscape hedge. Aesthetic improvements to the building exterior include changes to the roof material and exterior building color. The existing wood shingle roof will be replaced with a metal panel roofing system that does not modify the building height or roof structure. The existing unpainted bricks on the exterior wall of the building will be painted with a whitewash. With regard to landscape, the proposed landscape improvements have been reviewed by the Village Consultant Landscape Architect, Steve Parker, ASLA. A Clusia hedge is to be installed along the property lines in the rear (western) area of the site. Clusia will also screen the two (2) air handlers, which will be installed adjacent to the rear wall of the building. The applicant provided existing and proposed photos to illustrate the requested changes. Also included is a survey that indicates the location of the proposed Clusia hedge. See attached application. IV. FINAL REMARKS This development application met the requirements set on Section 78-334 notice of hearing.
