VILLAGE OF TEQUESTA
LOCAL PLANNING AGENCY MEETIN�
PLANNING AND ZONING BOARD MEETING
The Planning and Zoning Board sitting as the Local Planning Agency of the Village of Tequesta will conduct a
Public Hearing in the Village Hall located at the Village Council Chambers located at 345 Tequesta Drive,
Tequesta, Florida on October20, 2016 at 5:30 p.m., or as soon thereafter as possible and continuing from time
to time and place to place as necessary to consider and make recommendations to the Village Council regarding
the following proposed ordinance:
ORDINANCE NO. 11-16
AN ORDINANCE OF THE VILLAGE COUNCIL OF THE VILLAGE OF TEQUESTA, FLORIDA, AMENDING
THE VILLAGE CODE OF ORDINANCES AT CHAPTER 78. ZONING; AT ARTICLE VI. SCHEDULE OF
DISTRICT REGULATIONS, DIVISION 2. SCHEDULE OF USE REGULATIONS, AT SECTION 78-180, MU
MIXED USE DISTRICT, SUBSECTION (I) SPECIAL EXCEP710N USES, NUMBER (16) REHABILITATION
FACILITIES, TO INCREASE THE MAXIMUM PERCEN7AGE OF ALLOWED TWO BEDROOM
DWELLING UNITS FROM 40%TO 45%; PROVIDING THAT EACH AND EVERY OTHER SECTION Af�lD
SUBSECTION OF CHAPTER 78. SHALL REMAIN IIV FULL FORCE AND EFFECT AS PREVIOUSLY
ADOPTED; PROVIDING A CONFLICTS CLAUSE, A SEVERABILITY CLAUSE AND AUTHORITY TO
CODIFY; PROVIDING AN EFFECTIVE DATE; AND FOR OTHER PURPOSES.
Immediately following the Locaf Planning Agency, the Planning and Zoning Board of the Village of Tequesta will
conduct a Public Hearing in the Village Council Chambers located at 345 Tequesta Drive, Tequesta, Florida
33469,from time to time and place to place as necessary to act upon the following development appfication(s):
SPIO/I 12-16. Application of Universal Real Estate Bella Villag�io, LLC for a site plan modification to amend a
previously approved site plan by removing the proposed perimeter wall along the east and a portion of the
south property lines. This application also includes landscape modifications. The address of the proposed site
plan modification is 3770 County Line Road,Tequesta, FL 33469.
SPN9 13-16. Application of GMH Tequesta Holdings LLC to revise previously approved plan to utilize an
existing 118,716 square foot three-story building and adjacent grounds as a Rehabilitation Facility in the
mixed used (M-U) district pursuant to section 78-331 and 78-180 (i) (16) of the Village of Tequesta Code of
Ordinance.The application includes interior modifications which will not affect the existing building exterior.
The address of the proposed site is plan is 701 Old Dixie Highway,Tequesta.
Related documents are available for inspection and copying in the office of the Village Clerk at the Village Hall, Monday
through Friday during normal business hours of 8:30 a.m.to 5:00 p.m. The Public Hearings may be continued from time to
time,as necessary. All interested persons are encouraged to come to the Public Hearings and be heard.
If a person decides to appeal any decision made by the Planning and Zoning Board or the Loca{ Planning Agency with
respect to any matter considered at such meetings or hearings, he or she will need to insure that a verbatim record of the
proceedings is made, which record should include the testimony and evidence from which the appeal is to be based. The
Village of Tequesta does not provide such a record.
