3. STAFF REVIEW
The subject application is a redevelopment of an existing restaurant site previously known as Park
Avenue BBQ Grille. The application includes the following site plan modifications and aesthetic
improvements:
• Install new gable roofing with decorative brackets to the front of the building, adding lights
and signage to gable;
• Replace north and south entrance doors;
• Replace windows on the north side of building with doors;
• Replace existing chain-link dumpster doors with wooden doors;
• Replace 6' x 8' Plexiglas insert for existing monument sign;
• Paint existing green parapet and columns; and,
• Improve landscaping.
The proposed improvements do not increase the square footage of the existing structures and
impervious area.
The application includes a wall sign,which complies with Village's code. See rendering providing the
material, color, and font. The application also includes repainting the base of the existing
freestanding and entrance signs.
