Request:
Branch Banking &Trust Company (BB&T) as the property owner Branch Banking &Trust
Company is requesting approval the following:
Property Re-Plat to create Two(2)separate parcels:
We request approval of a re-plat to subdivide the subject property, parcel number 60-43-40-30-
00-004 into two (2) separate parcels. The subject tract is 1.12 Acres and the Bank is requesting
to subdivide the tract into two (2) separate parcels with the western portion (Parcel 1) being
0.7106 acres in size and the eastern portion (Parcel 2) being 0.4220 acres in size. The Bank
proposes to build a new single story branch bank with drive thru on Parcel 1 to consolidate bank
operations and offer for sale the modifed building and infrastructure contained within Parcel 2.
Parcel 1 - Re-development of BB&T Branch Bank- 101 N. US Highway 1
The subject parcel 1 site consists of a 2-story bank branch building (8,772 SF)with parking and
vehicle use area. The existing building has a bank branch on the first floor and office space on
the second floor. The existing facility has 26 parking spaces with two of the space ADA. The
existing land use is Financial and is an approved use within the C-2 Community Commercial
District.
The bank proposes to demolish the existing 2 story building and site structures and construct a
single story 2,300 SF bank branch with 2 drive thru lanes and a drive thru ATM lane to
consolidate the banking operations on the site currently operated from both existing buildings.
The proposed site plan provides 12 parking spaces with 1 space ADA compliant. The proposed
land use is Financial which is an approved use within the C-2 Community Commercial District.
The site plan meets and provides the required lot size, lot width, lot coverage, yard setbacks
building height and landscape open space requirements of the C-2 zoning district.
Parcel 2- Minor Re-development of Existing Facility— 20 Waterway Road
The subject parcel 2 site consists of a single story bank deposit box facility (5,703 SF) and bank
drive thru operations on the eastern portion of the subject site along with parking and vehicle
access. The drive thru facility has 2 drive up lanes and1 drive up ATM lane. The existing facility
has 29 parking spaces with one of the space ADA. The existing land use is Financial and is an
approved use within the C-2 Community Commercial District.
The bank proposes to demolish the existing drive thru lanes and canopy on the Westside of the
existing building and preserve 4,000 SF of the existing building and majority of the existing site
infrastructure. A site improvement is proposed to provide for 20 parking spaces with 1 of the
parking spaces being ADA compliant along with providing a dumpster with enclosure. Parcel 2
and the modified 4,000 SF building and existing site infrastructure are to be sold and we will not
know what use it will be with the new owner.
