US Highway 1, Tequesta,FL 33469 LEGAL DESCRIPTION: 30-40-43,NLY 150.39 FT OF SLY464.97 FT OF ELY 258.41 FT OF TH PT OF GOV LT 4 & 30 FT W&ADJ THERETO IN SW 1/4 LYG W OF ADDL US HWY 1 R/W PARCEL CONTROL NUMBER: 60-43-40-3 0-00-004-0010 REQUEST: Approval of Site Plan Modification to paint exterior building, add gable roofing with decorative brackets to the front elevation, replace windows and doors, improve landscaping, paint the existing monument sign to match current color, and install a new wall sign. ORDER APPROVING APPLICATION This cause came on to be heard upon the above application and the Planning and Zoning Board of the Village of Tequesta having considered the evidence presented by the applicant and other interested persons at a hearing called and properly noticed, and the Planning and Zoning Board of the Village of Tequesta being otherwise duly advised, THEREUPON, THE PLANNING AND ZONING BOARD OF THE VILLAGE OF TEQUESTA FINDS AS FOLLOWS: 1. The subject property is located in the G2 Zoning District in the Village of Tequesta. 2. The applicant has submitted all documents required by the Village's Code of Ordinances for Planning and Zoning Board site plan modification review and final action. 3. The application and all supporting documentation and presentation materials as reviewed by the Planning and Zoning Board at its June 15, 2017 meeting, and as kept Page 1 on file by the Village, are made a part hereof and are hereby incorporated by reference. 4. According to Village Code Sections 22-53, and 78-331 through 78-334, site plan approval by the Planning and Zoning Board is required. 5. The applicant has applied for Site Plan Modification approval to paint exterior building, add gable roofing with decorative brackets to the front elevation, replace windows and doors, improve landscaping, paint the existing monument sign to match current color, and install a new wall sign. 6. Under the provisions of the Village Code of Ordinances, the Planning and Zoning Board has the right, power and authority to act upon the request herein made. IT IS THEREUPON CONSIDERED, ORDERED AND ADJUDGED BY THE PLANNING AND ZONING BOARD OF THE VILLAGE OF TEQUESTA, FLORIDA, AS FOLLOWS: The application for Site Plan Modification approval, Case No. SPM 04-17 with reference to the above described property within the Village of Tequesta, Palm Beach County, Florida, to approve a site plan modification to paint exterior building, add gable roofing with decorative brackets to the front elevation, replace windows and doors, improve landscaping, paint the existing monument sign to match current color, and install a new wall sign, in accordance with the application and all supporting documentation and presentation materials attached hereto as Exhibit "A" is hereby APPROVED.
