4. STAFF REVIEW
The subject application is a redevelopment of the previous Wendy's building. The application includes
the following site plan modification and aesthetic improvements:
• New paint throughout exterior with brick veneer at selective locations
• Extending wall heights at the drive thru and front entrance
• Signage on building
• Installation of clearance poles on north and west side of building
• Replace existing Wendy's monument sign face with Dunkin Donuts
• Installation Dunkin Donuts menu board in same location of previous Wendy's menu board
• Canopy added over the drive thru window
• Repaint exterior dumpster
• Replace exterior lighting fixtures
The proposed improvements do not increase the square footage of the existing structures and
impervious area.The applicant provided elevations which highlight the proposed modification, please
see attached application.
5. FINAL REMARKS
This development application met the requirements set on Section 78-334 notice of hearing. The
notice of hearing was advertised on September 11, 2017.

The scape of work for this project is to convert a vacant Wendy's building to a Dunkin' Donuts.
• Exterior elevations should be redeveloped as per sheets EL-1 and EL-2. New paint throughout
exterior, brick veneer at selective locations see EL-1, EL-2, and see attached brick sample.
• Monoliths at the drive thru and front entrance shall be extended to 21'-2" (see EL-2 for exterior
finish schedule to identified color).
• New building sign at the front entrance see 2.0 on EL-1, EI-2,and page 2 of signage package.
• Clearance poles on the north and west side of the building shall be added as per location on
1/SP-1 and page 5 on signage package.
• Exterior monument sign shall be replaced with Dunkin Donuts monument sign.See page 6 of
signage package(by Kemp Signs and Service),3/SP-1 and EL-2(see EL-2 for exterior finish
schedule to identified color)
• Exterior menu board shall be replaced with Dunkin Donuts menu board. See page 4 of signage
package (by Kemp Signs and Service�
+ A redeveloped exterior canopy shall be added over the drive thru window on the south
elevation of the building.See attached Uni-structure file for details and see 1.0/EL-2 for location
and color spec(see EL-2 for exterior finish schedule to identified color)
• Exterior dumpster on the south west corner of the building,shall be repainted as per elevation
