ORDER GRANTING SITE PLAN MODIFICATION
This cause came on to be heard upon the above application and the Tequesta Village
Council having considered the evidence presented by the applicant and other interested persons at a
hearing called and properly noticed, and the Tequesta Village Council, being otherwise duly
advised,
THEREUPON, THE TEQUESTA VILLAGE COUNCIL FINDS AS FOLLOWS:
1. The subject property is located in the G1 Neighborhood Commercial zoning district in
the Village of Tequesta
2. The applicant submitted all documents required by the Village's Code of Ordinances for
Site Plan modification review and final action.
3. The application and all supporting documentation and presentation materials as reviewed
by the Village Council at its September 14, 2017 meeting, and as kept on file by the Vil-
lage, are made a part hereof and are hereby incorporated by reference.
4. According to section 78-334, approval by the Village Council is required.
5. The applicant has applied for approval of a site plan modification to remove an existing
awning, replace existing brick columns with tile, replace existing lights, and install two
new metal sculptures.
6. Under the Village Code of Ordinances, the Village Council has the right, power and
authority to act upon the Applicant's request.

IT IS THEREUPON CONSIDERED, ORDERED AND ADJUDGED BY THE VILLAGE
COUNCIL OF THE VILLAGE OF TEQUESTA, FLORIDA, AS FOLLOWS:
The application to modify a previously approved site plan to remove an existing awning, replace
existing brick columns with tile, replace existing lights, and install two new metal sculptures at the
above-referenced property in the Village of Tequesta, Palm Beach County, Florida, in accordance
with the application and other materials reviewed and considered by the Village Council and
attached to this order as Exhibit A is hereby APPROVED with the following SPECIAL
CONDITION to which the applicant agreed at the public hearing:
1. The sculptures as depicted in Exhibit A shall be the actual sculptures installed.
Please note:
■ The term applicant(s) as used here shall include all successors and assigns.
■ The applicant's site plan approval shall expire in twelve (12) months unless a building permit
has been obtained in accordance with Sec. 78-334(9). If the building permit expires ar is voided,
the site plan approval also expires or becomes void.

The applicarit will submit to the Village of Tequesta Department of Community Development the following
documents for f�lanr�ing&Zoning Board review,forty-five business(45)days prior to the meeting date:
1) Three (3) complete application packages including full 24x36 plan size drawings and/or plans for
preliminary staff review. Once staff comments have been provided and addressed, the appficant is to re-submit
for eoard or Council review as requfred below.
2J Fourteen (14J 11x17 sets and Two (2J fuU size sets of professrnnally pre�ared site ptans showrng al!existing
and proposed structures, setbacks, parking and loading layout, ingress and egress, sidewalks and waikways,
exterior lighting layout, dimensions of street frontages, praperry lines and all signage.
3J Fourteen (14) 11x17 sets and Two (2J ful! size seis of f_andscaping Plans in accordance with Village of
Teque.sta Code of Ordinances, Division IV, Landscaping.
9) Fourteen (14) 1Zx17 sets of multi-dimensional color renderings and/or photographs are to be provided. The
Planning & Zoning Baard requires an exact rendering of the proposed mndificativn, construction or addition. Color
photographs or prints as close to the ar.tual colors to be used must be supplied. Since color printers often do not
display the correct color, it is recommended that samples of tl�e puint chips, as well as a sample of the support
maferials(i.e., canvas, wood, metal, etc.)be provided.

VI. SITE PLAN R@VIEW APPLICATiON SUBMITTAL CHECKLIST
GENERAL
(1) A completed application signed by owner,agent/applicant,
(2) Required application fees.
(3) General location map, showing relation of the site for which site plan approval is sought to major
streets, schools, existing utilities, shopping areas, important physical features in and adjoining the
project,and the like.
(4) A recent aerial photograph of the site.
SURVEY
(1) A signed and sealed boundary survey(not more than one year old)and legal description of the property,
including any and all easements of record as well as existing topographical conditions of the site.
SITE PLAN
(1) A site plan containing the title of the praject and names of the architect, engineer, project planner
and/or developer, date,and north arrow,and based on an exact survey ofthe property drawn to a scale
of sufficient size and with sufficient site tabular data.
LANDSCAPE PLANS
(1) Landscaping plan, including types, sizes and locations of vegetation and decorative shrubbery, and
showing provisions for irrigation systems. Plans shall also provide delineation of existing trees and
information as to which trees will be reused or removed. Plans shail provide clear site lines. Landscaping
plans shal4 compty with section 78-400. In addition, landscaping plans shall incfude irrigation plans in
accordance with section 78-398, and shall demonstrate compliance with Florida Friendly Landscaping
design standards as required by section 78-394,as applicable(See section 78-392 for applicability).
ARCHITECTURAL PLANS/GRAPHIC REIVDERINGS
(1) Architectural elevations and color renderings for buildings in the development, and exact number of
units,square footage and types,together with typical floor plans of each type.
(2) Type of constructi�n af all buifdings per Florida Building Code.
(3) Color finishes and material examples and/or samples for all structures including roof,walls,trim, pavers,
etc.

of our refresh:
1. Rernove the middl� awning(see attached rendering)
2. Add Lighthouse�rtCenter sign an fascia using 15" hi�h black acrylic letters similar to
the others here in the plaza (see attached rendering)
3. Wrap each brick "pillar" with 3/" square blue and green glass tile(see attached)
4. Apply a 4" wide stone and sea�lass band on the tile and on the vertical stucco surface above
each door as indicated on t:he rendering (see attached)
5. f�aint stucco pale gray(see attacFied) Fascia and overhang would remain white (see attacf�ed)
6, Inslall A new light fixtures—nickel and glass (see attached)
7. Install 2 7 ft. blue aluminum sculptures (see attached)
