ORDER APPROVING APPLICATION
This cause came on to be heard upon the above application and the Planning and Zoning
Board of the Village of Tequesta having considered the evidence presented by the applicant and
other interested persons at a hearing called and properly noticed, and the Planning and Zoning
Board of the Village of Tequesta being otherwise duly advised,
THEREUPON, THE PLANNING AND ZONING BOARD OF THE VILLAGE OF
TEQUESTA FINDS AS FOLLOWS:
1. The subject property is located in the G2 Zoning District in the Village of Tequesta.
2. The applicant has submitted all documents required by the Village's Code of
Ordinances for Planning and Zoning Board site plan modification review and final
action.
3. The application and all supporting documentation and presentation materials as

IV. APPLICATION FEES
(1) Review by the Planning and Zoning Board. The Community Development Director or designee shall submit
such application for Planning and Zoning Board review within 45 days of receipt of a completed application.
Fee: a $300.00 fee applies.
(2) Review by Village Council. Within 45 days of review by the Planning and Zoning Board, the Community
Development Director or designee shall then submit such application, including the recommendations of the
Planning and Zoning Board,for Village Council review.
Fee: a $300.00 fee plus an additional fee based on the estimated cost of work applies.
To cover all additional administrative costs, actual or anticipated, including, but not limited to, engineering fees,
consultant fees and special studies,the applicant shall compensate the village for all such costs prior to the processing of
the application or not later than 30 days after final application approval whichever is determined as appropriate by the
village.Failure to make such payment may be grounds for not issuing a building or zoning permit,certificate of occupancy
or completion.
Costs associated with advertising for public hearings and other public notice requirements are the responsibility of the
applicant.The fee shall be paid prior to such application being scheduled for a public hearing requiring notice.

V. APPLICATION SUBMITTAL REQUIREMENTS AND REVIEW PROCESS
The applicant will submit to the Village of Tequesta Department of Community Development the following
documents for Planning&Zoning Board review,forty-five business(45) days prior to the meeting date:
� 1J Three (3J complete application packages including ful! 24x36 plan size drawings and/or plans for
preliminary staff review. Once staff comments have been provided and addressed, the applicant is to re-submit
for Board or Council review as required below.
2) Fourteen (14J 11x17 sets and Two (2J full size sets of professionally prepared site plans showing all existing
and proposed structures, setbacks, parking and loading layout, ingress and egress, sidewalks and walkways,
exterior lighting layout, dimensions of street frontages, property lines and all signage.
� 3) Fourteen (14J 11x17 sets and Two (2J full size sets of Landscaping Plans in accordance with Village of
Tequesta Code of Ordinances, Division IV, Landscaping.
4J Fourteen (14J 11x17 sets of multi-dimensional color renderings and/or photographs are to be provided. The
Planning & Zoning Board requires an exact rendering of the proposed modification, construction or addition. Color
photographs or prints as close to the actual colors to be used must be supplied. Since color printers often do not
display the correct color, it is recomrnended that samples of the paint chips, as well as a sample of the support
materials(i.e., canvas, wood, metal, etc.J be provided.

VI. SITE PLAN REVIEW APPLICATION SUBMITTAL CHECKLIST
GENERAL
� (1) A completed application signed by owner, agent/applicant.
(2) Required application fees.
� (3) General location map, showing relation of the site for which site plan approval is sought to major
streets, schools, existing utilities, shopping areas, important physical features in and adjoining the
project, and the like.
� (4) A recent aerial photograph of the site.
SU RVEY
� (1) A signed and sealed boundary survey (not more than one year old) and legal description of the property,
including any and all easements of record as well as existing topographical conditions of the site.
SITE PLAN
(1) A site plan containing the title of the project and names of the architect, engineer, project planner
and/or developer, date, and north arrow, and based on an exact survey of the property drawn to a scale
of sufficient size and with sufficient site tabular data.
LANDSCAPE PLANS
(1) Landscaping plan, including types, sizes and locations of vegetation and decorative shrubbery, and
showing provisions for irrigation systems. Plans shall also provide delineation of existing trees and
information as to which trees will be reused or removed. Plans shall provide clear site lines. Landscaping
plans shall comply with section 78-400. In addition, landscaping plans shali include irrigation plans in
accordance with section 78-398, and shall demonstrate compliance with Florida Friendly Landscaping
design standards as required by section 78-394, as applicable (See section 78-392 for applicability).
ARCHITECTURAL PLANS/GRAPHIC RENDERINGS
(1) Architectural elevations and color renderings for buildings in the development, and exact number of
units, square footage and types,together with typical floor plans of each type.
(2) Type of construction of all buildings per Florida Building Code.
(3) Color finishes and material examples and/or samples for all structures including roof, walis, trim, pavers,
etc.

SECTION 07 33 21.03 SYNTHETIC PALM THATCH ROOFING-LAYERED
PART ONE—GENERAL
1.01 SUMMARY
A. Section includes synthetic palm thatch roofing over exposed purlin structure.
1.02 SYSTEM DESCRIPTION
A. Provide Viro�O palm thatch roofing that mimics the look of a Traditional Palapa thatch roof
with layered Virothatch�O synthetic palm thatch roofing panels that will withstand both cold
and hot climates.
B. Performance Requirements for Exterior Fire-Test Exposure: Provide synthetic thatch and
related roofing materials identical to those of assemblies tested for Class A fire resistance
according to ASTM E 108 or other testing and inspection agency acceptable to authorities
having jurisdiction. Products shall bear markings of the applicable testing agency.
1.03 SUBMITTALS
A. Product Data:Submit catalog cuts, illustrations,diagrams, performance charts, instructions
and brochures illustrating size, physical appearance and other characteristics of thatch
roofing materials.
B. Shop Drawings:Submit drawings,diagrams and schedules specifically prepared to illustrate
extent and details for installation of thatch roofing.
C. Samples:Submit [one] [2]full size samples of the following:
1. Palm thatch field panels.
2. Palm thatch ridge panel.
D. Manufacturer's Instructions: Preprinted material describing installation of the thatch roofing
system,including special notices, hazards and safety precautions.
E. Closeout Submittals: Documentation to record compliance with technical or administrative
requirements.
1.04 QUALITY ASSURANCE
A. Installer Qualifications:A qualified Installer, approved in writing by the thatch roofing
product provider to install the thatch roofing.
B. Regulatory Requirements: Design and install thatch roofing to resist wind load forces
indicated on drawings in accordance with the [Florida Building Code][Uniform Building
Code]TAS-107 (Wind test 110 mph for 2 hours)and local amendment requirements for
Components and Cladding.

1.05 DELIVERY,STORAGE,AND HANDLING
A. Packing,shipping, Handling,and Unloading: Deliver materials in the manufacturer's
unopened boxes and containers bearing the manufacturer's brand name.
B. Storage and Protection: Keep materials dry,completely covered,and protected from the
weather. Store according to manufacturer's written instructions.
1.06 WARRANTY
A. Manufacturer's Limited Warranty: Manufacturer agrees to repair or replace synthetic palm
thatch panels that fail within 15 years from date of Substantial Completion.
1.07 MAINTENANCE
A. Extra Materials: Provide extra materials in clean marked containers in addition to any
leftover materials for future maintenance:

2. [4][two percent]of ridge panels.
PART 2 PRODUCTS
2.01 MATERIALS
A. Synthetic Palm Thatch: High-density polyethylene synthetic thatch panels with polyolefin-
elastomer edge binder, UV stabilized, [Class A fire retardant,] [chlorine resistant treated,]
impervious to rot,decay,aging, or shedding.Thatch palm panels shall be 100 percent
recyclable.
1. Panels shall be approximately 30 inches by 18 inches.

D. Fasteners: Provide corrosion resistant ring-shank nails or screws, [coated

PART 3 EXECUTION
3.01 EXAMINATION
A. Site Verification of Conditions:Ensure that roof structure is suitable for attachment of
thatch roofing panels.
3.02 THATCH INSTALLATION
A. Layered Courses: Install succeeding panels on purlins, maintaining an exposure of 12 inches
as work moves up the roof.
B. Hips:Cut one panel in half and bend it to conform to the hip while allowing 2 hip courses to
one field course.
C. [Bamboo Trim Ridge:Take the last panel and install it at the top of the ridge. On the other
side,do the same thing so that the two thatch spines are against each other.Attach a half-
round piece of bamboo to cover the spines.]
D. Thatch Ridge Panels: Install thatch ridge panels at ridges to shed water away from direction
of prevailing winds. Fasten with roofing nails of sufficient length to penetrate sheathing.
E. Fastening: Fasten each panel with minimum of 5 roofing nails.
F. [When recommended by thatch manufacturers' representative, install wind netting over
entire thatch roof area.Terminate perimeter edges at the first purlin and fasten through
thatch material to purlins with screws and glue in accordance with manufacturers written
directions.Attach netting to the field of the roof by fastening to purlins at 12 inches on

4. According to Village Code Sections 22-53, and 78-331 through 78-334, site plan
approval by the Planning and Zoning Board is required.
5. The applicant has applied for Site Plan Modification approval to install a 325 sq. ft.
tiki hut on the property over and existing paved area.
6. Under the provisions of the Village Code of Ordinances, the Planning and Zoning
Board has the right, power and authority to act upon the request herein made.
IT IS THEREUPON CONSIDERED, ORDERED AND ADJUDGED BY THE
PLANNING AND ZONING BOARD OF THE VILLAGE OF TEQUESTA, FLORIDA, AS
FOLLOWS:
The application for Site Plan Modification approval, Case No. SPM 09-17 with reference to
the above described property within the Village of Tequesta, Palm Beach County, Florida, to
approve a site plan modification to install 325 sq. ft. tiki hut on the property over and existing paved
area, in accordance with the application and all supporting documentation and presentation
materials attached hereto as Exhibit"A" is hereby APPROVED.
Please Note:
t:-, The term applicant(s) as used here shall include all successors and assigns.
= The applicant's site plan approval shall expire in twelve (12) months unless a building permit
has been obtained in accordance with Sec. 78-334(9). If the building permit expires or is voided,
the site plan approval also expires or becomes void.
