ORDER GRANTING SITE PLAN MODIFICATION
This cause came on to be heard upon the above application and the Tequesta Village Coun-
cil having considered the evidence presented by the applicant and other interested persons at a hearing
called and properly noticed, and the Tequesta Village Council, being otherwise duly advised,
THEREUPON, THE TEQUESTA VILLAGE COUNCIL FINDS AS FOLLOWS:
1. The subject property is located in the G2 Community Commercial zoning district in the
Village of Tequesta
2. The applicant submitted all documents required by the Village's Code of Ordinances for
Site Plan modification review and final action.
3. The application and all supporting documentation and presentation materials as reviewed
by the Village Council at its October 12, 2017 meeting, and as kept on file by the Village,
are made a part hereof and are hereby incorporated by reference.
4. According to section 78-334, approval by the Village Council is required.
5. The applicant has applied for approval of a site plan modification to redevelop existing
building per Dunkin' Donuts corporate standards to be a Dunkin' Donuts retai( food estab-
lishment as that term is defined in the Village Code of Ordinances at Sec. 78-4.
6. Under the Village Code of Ordinances, the Village Council has the right, power and au-
thority to act upon the Applicant's request.

The application to modify a previously approved site plan to redevelop existing building per Dunkin'
Donuts corporate standards to be a Dunkin' Donuts retail food establishment as that term is defined in
the Village Code of Ordinances at Sec. 78-4 at the above-referenced property in the Village of Tequesta,
Palm Beach County, Florida, in accordance with the application and other materials reviewed and
considered by the Village Council and attached to this order as Exhibit A is hereby APPROVED.
Please note:
■ The term applicant(s) as used here shall include all successors and assigns.
■ The applicant's site plan approval shall expire in twelve (12)months unless a building permit has
been obtained in accordance with Sec. 78-334(9). If the building permit expires or is voided, the
site plan approval also expires or becomes void.

The scope of work for this project is to convert a vacant Wendy's building to a Dunkin' Donuts.
• Exterior elevations should be redeveloped as per sheets EL-1 and EL-2. New paint throughout
exterior, brick veneer at selective locations see EL-1, EL-2, and see attached brick sample.
• Monoliths at the drive thru and front entrance shall be extended to 21'-2" (see EL-2 for exterior
finish schedule to identified color�.
• New building sign at the front entrance see 2.0 on EL-1, EI-2,and page 2 of signage package.
• Clearance poles on the north and west side of the building shall be added as per location on
1/SP-1 and page 5 on signage package.
• Exterior monument sign shall be replaced with Dunkin Donuts monument sign.See page 6 of
signage package(by Kemp Signs and Service�,3/SP-1 and EL-2(see EL-2 for exterior finish
schedule to identified color)
• Exterior menu board shall be replaced with Dunkin Donuts menu board. See page 4 of signage
package (by Kemp Signs and Service)
• A redeveloped exterior canopy shall be added over the drive thru window on the south
elevation of the building.See attached Uni-structure file for details and see 1.0/EL-2 for location
and color spec(see EL-2 for exterior finish schedule to identified color)
• Exterior dumpster on the south west corner of the building,shall be repainted as per elevation
