The applicant's proposed development program includes: 1)a small scale land use map amendment to Mixed Use; 2)a zoning map amendment to Mixed Use; 3)a site plan for 19 multifamily units, and 6,SOOsf of office; 4) a request for an alley abandonment. The subject parcels have a current land use designation of Commercial and zoning designation of C-2. As the Village process does not allow for concurrent review, the applicant will initially file applications for the land use and rezoning; and once approved, will continue with the site plan for the mixed use of multifamily units and professional office. Over the last few years,the applicant has diligently researched the housing market in the Village of Tequesta, and has determined that the current market trends are ripe to offer a well-designed mixed use product that provides a modest approach to growth in the area. As Tequesta continues to distinguish itself as a premier destination in northern Palm Beach County for locals and visitors alike, the applicant is excited to bring this project to into consideration for the Village Council's approval. Justification: A land use/rezoning request is necessary to yield the proposed development program. Although the subject properties along the eastern corridor of US 1 all are zoned C-2,mixed use zoning and land use are directly west of US-1, confirming that the applicant's request will be consistent with the surrounding properties. Additionally, the mixed use development will serve as a transition from the commercial uses to the west into the residential to the east. Finally, as the US 1 Lane Reduction and Resurfacing project has commenced, the property will be well situated in a place that can take advantage of buffered bike lanes,pedestrian signalization, and patterned pavement crosswalks,all of which will promote walkability,and aid in creating a sense of place. Conclusion: The applicant is proposing a small scale land use amendment,rezoning, and site plan for the development of a mixed use 19 unit multifamily development and 6,500 sf of professional office. The proposed development does meet all code requirements of the proposed mixed use zoning district, and will not be a detriment to the surrounding properties. With this letter, we have provided a conceptual site plan, as well as graphics that highlight the applicant's proposal.
