ORDER GRANTING SITE PLAN MODIFICATION
This cause came on to be heard upon the above application and the Tequesta Village
Council having considered the evidence presented by the applicant and other interested persons at a
hearing called and properly noticed, and the Tequesta Village Council, being otherwise duly
advised,
THEREUPON, THE TEQUESTA VILLAGE COUNCIL FINDS AS FOLLOWS:
1. The subject property is located in the R-3 zoning district in the Village of Tequesta
2. The applicant submitted all documents required by the Village's Code of Ordinances for
Site Plan modification review and final action.
3. The application and all supporting documentation and presentation materials as reviewed
by the Village Council at its December 14, 2017 meeting, and as kept on file by the
Village, are made a part hereof and are hereby incorporated by reference.
4. According to section 78-334, approval by the Village Council is required.
5. The applicant has applied for approval of a site plan modification to install a new
replacement generator in the front yard area of the site. The applicant was granted a
variance regarding the location of the proposed generator in Case No. VAR OS-17.
6. Under the Village Code of Ordinances, the Village Council has the right, power and

authority to act upon the Applicant's request.

COUNCIL OF THE VILLAGE OF TEQUESTA, FLORIDA, AS FOLLOWS:
The application to modify a previously approved site plan to install a new replacement generator in
the front yard area of the site at the above-referenced property in the Village of Tequesta, Palm
Beach County, Florida, in accordance with the application and other materials reviewed and
considered by the Village Council and attached to this order as Exhibit A is hereby APPROVED.
Please note:
� The term applicant(s) as used here shall include all successors and assigns.
� The applicant's site plan approval shall expire in twelve (12) months unless a building permit
has been obtained in accordance with Sec. 78-334(9). If the building permit expires or is voided,
the site plan approval also expires or becomes void.
� The requirements of VAR OS-17 are hereby incorporated into this Site Plan Modification
Approval.

Dear Ms.Zacarias,
Per your request, in the form of background, I respectfully submit the foilowing statement
explaining the reason and needs of Tequesta Towers HOA to replace its Standby Generator.
In 1973,when Tequesta Towers was built, it was not built with a Fire Sprinkler System.The
Emergency Generator installed then and still in service as of today, is a 55 KW, Studebaker
tractor engine capable to power only the building Exit lights and the elevators, as it was
intended then and I assume required under the Life Safety codes& regulations in 1970s.
Sometimes in late 1980s,the building was retrofitted with a Fi�e Sprinkler System which
includes a 40 horsepower Fire Pump. However,the Fire Pump was never wired to the
Emergency generator, as the old generator doesn't have enough power to start and run the 40-
horsepower Fire Sprinkler pump.
Now,Tequesta Towers HOA respectfully proposes to replace the 44-year-old Emergency
Generator with a 150 KW, LP operated unit capable of starting and running the 40-horsepower
Fire Sprinkler pump plus the emergency lights and the elevators and domestic water pumps.
Further,the proposed generator will be installed with the level 2 acoustic aluminum enclosure
and painted the same white color as the main Tequesta Tower building.
