ORDER APPROVING APPLICATION
This cause came on to be heard upon the above application and the Planning and Zoning
Board of the Village of Tequesta having considered the evidence presented by the applicant and
other interested persons at a hearing called and properly noticed, and the Planning and Zoning
Board of the Village of Tequesta being otherwise duly advised,
THEREUPON, THE PLANNING AND ZONING BOARD OF THE VILLAGE OF
TEQUESTA FINDS AS FOLLOWS:
L The subject property is located in the M-U Zoning District in the Village of
Tequesta.
2. The applicant has submitted all documents required by the Village's Code of
Ordinances for Planning and Zoning Board site plan modification review and final
action.
3. The application and all supporting documentation and presentation materials as
reviewed by the Planning and Zoning Board at its December 21, 2017 meeting, and
as kept on file by the Village, are made a part hereof and are hereby incorporated by
reference.
4. According to Village Code Sections 22-53, and 78-331 through 78-334, site plan
approval by the Planning and Zoning Board is reQuired.

5. The applicant has applied for Site Plan Modification approval to modify all exterior
building wall and trim colors per Sec. 22-53(b).
6. Under the provisions of the Village Code of Ordinances, the Planning and Zoning
Board has the right, power and authority to act upon the request herein made.
IT IS THEREUPON CONSIDERED, ORDERED AND ADJUDGED BY THE
PLANNING AND ZONING BOARD OF THE VILLAGE OF TEQUESTA, FLORIDA, AS
FOLLOWS:
The application for Site Plan Modification approval, Case No. SPM 13-17 with reference to
the above described property within the Village of Tequesta, Palm Beach County, Florida, to
approve a site plan modification to modify all exterior building wall and trim colors per Sec. 22-
53(b), in accordance with the application and all supporting documentation and presentation
materials attached hereto as Exhibit"A" is hereby APPROVED.
Please Note:

� The applicant's site plan approval shall expire in twelve (12) months unless a building permit
has been obtained in accordance with Sec. 78-334(9). If the building permit expires or is voided,

3. STAFF REVIEW
The subject application is seeking approval to modify the exterior building color of the Keyes Realty located
on the west side of U.S Highway 1. The requested building color is Tear Drop / 2060-70 BM, with a white
trim/accent color around windows, band at the top and cornerstones of building. The front and rear door
will be painted in a Cranberry Cocktail/2083-20 BM.
4. FINAL REMARKS
This development application met the requirements set in Section 78-334 notice of hearing. The notice of
hearing was advertised on December 11, 2017.

Dear Village Members,
Thank you for your time and consideration to the change of color for the Keyes Real Estate Company
Located at 218 N US Highway One Tequesta FI 33469.
Recently the Village approved a new real estate sign for the Keyes Co with new logo and colors. The
Gold 1990 color of the building was clashing with the new color scheme. We would like to paint the
building pale blue with white trim around the windows, band at top and cornerstones of the building.A
cranberry front and rear door.

CALL TO ORDER AND ROLL CALL
The Village of Tequesta Planning & Zoning Board sitting as the Local Planning Agency held a
regularly scheduled meeting at the Tequesta Village Hall, 345 Tequesta Drive, Tequesta,
Florida, on Thursday, November 16, 2017. The meeting was called to order at 5:41 p.m. Lance
Lilly, Community Development Planner, who noted the following were present, took a roll call:
Board Chair Janet Strand, Vice Chair Steven Eagen, Board Member Ashley Warren, Board
Member Michael Schmidt, Alternate Board Member Leslee Dasher, and Alternate Board
Member Theresa Maggio. Board Member Elizabeth Schauer was absent.
Also present were Village Attorney Amity Barnard, and Director of Community Development
Nilsa Zacarias.
APPROVALOFAGENDA
Village Attorney Barnard announced that Ordinance 22-17 would be pulled from the agenda due
to potential changes in the upcoming Building Code.

CREATING AN ENTIRELY NEW SEC. 14-34. TECHNICAL AMENDMENTS TO THE FLORIDA BUILDING CODE
RESIDENTIAL ADOPTED. TO ADOPT LOCAL TECHNICAL AMENDMENTS TO THE FLORIDA BUILDING CODE,
RESIDENTIAL, THAT PROVIDE NEW FREEBOARD REQUIREMENTS MORE STRINGENT THAN THE BUILDING
CODE MINIMUM REQUIREMENTS FOR RESIDENTIAL STRUCTURES; AND BY CREATING AN ENTIRELY NEW

WHEREAS, the State Legislature of the State of Florida has mandated that all
municipalities evaluate their comprehensive plan at least once every seven (7) years; and
WHEREAS, the Village of Tequesta has completed its required evaluation, and has
determined that amendments are required in order to reflect changes in state requirements and to
provide thorough and consistent planning with regard to land within its corporate limits; and
WHEREAS, all amendments to the comprehensive development plan must be adopted in
accordance with detailed procedures which must be strictly followed; and
WHEREAS,the Village of Tequesta,Florida,has carefully prepared an amendment to its
comprehensive development plan to update it pursuant to Sec.163.3191,Florida Statutes, in order
to provide text and map amendments or revisions in conformance with the Evaluation and
Appraisal Review; and
WHEREAS, the Village of Tequesta has held all duly required public hearings; both prior
to submission of the proposed amendment of the plan to the Department of Economic Opportunity
and after the proposed amendment of the plan was returned to the Village of Tequesta, in
accordance with Chapter 163.3184(4), Florida Statutes; and

amendment in compliance in accordance with Section 163.3184(4)(e)5., Florida Statutes,
whichever occurs earlier. No development orders, development permits, or land uses dependent
on this amendment may be issued or commence before it has become effective. If a final order of
noncompliance is issued by the Administration Commission,this amendment may nevertheless be
made effective by adoption of a resolution affirming its effective status,a copy of which resolution
shall be sent to the Department of Economic Opportunity,Division of Community Planning, Plan
Processing Team.
