CALL TO ORDER AND ROLL CALL
The meeting was calied to order at 5:30 p.m. by Board Chair Janet Strand. Community
Development Planner, �ance Lilly, took a roll call. Present were: Board Chair Janet Strand,
Board Member Elizabeth Schauer, Board Member Michael Schmidt, Board Member Ashley
Warren and Alternate Member Theresa Maggio. Also present were Village Attorney Amity
Barnard and Community Development Director Nilsa Zacarias. Vice Chair Steven Eagen and
Board Member Leslee Dasher were absent.
APPROVALOFAGENDA
MOTION: Board Member Schauer moved approval of the agenda; seconded by Board
Member Schmidt; motion carried unanimously 5-0.
1. Approval of Previous Meeting Minutes
MOT/ON: Board Member Maggio moved approval of the minutes; seconded by Board
Member Schauer, motion carried unanimously 5-0.
2. SPM 6-18:
Application from RVT TEQUESTA SHOPPES LLC (known as Tequesta Shoppes) for a
Site Plan Modification to enclose an existing loading dock space on the rear of the Home
Goods/Marshalls tenant space. The subject property is located at 105 N. US Hwy 1,
Tequesta, FL 33469.
Village Attorney Amity Barnard announced the quasi-judicial nature of the item and swore in
Patrick Marklew. The Board Members disclosed no ex-parte communication. SPM 6-18 was
opened to the Board for questions and comments.
MOT10N: Board Member Schauer moved to approval of SPM 6-18; seconded by Board
Member Ashley Warren; motion carried 5-0.
3. SPM 7-18:
Application from Gerald M. Barbarito DD JCL Bishop of Diocese of Palm Beach (known as
St. Jude Catholic Church) for a Site Plan Modification to install a 1,246 square foot
Adoration Chapel including landscape plans. The application also includes the installation
of a 32 Kw emergency generator on the east side of the existing residency building. The
subject property is located at 204 N. US Hwy 1, Tequesta, FL 33469.
Village Attorney Amity Barnard announced that Mrs. Schauer had a voting conflict since she
works at the St. Jude Catholic Church and Mrs. Schauer exited the room. Ms. Barnard then

swore in the applicant, Mr. James Stergas. SPM 7-18 was opened to the Board for questions
and comments.
Ms. Zacarias stated that the application would be moving forward to the upcoming June Village
Council meeting if the Planning and Zoning Board makes the recommendation of approval.
MOT/ON: Board Member Maggio moved for a recommendation of approval for SPM 7-18;
seconded by Board Member Schmidt; motion carried unanimously 40.
4. SPM 8-18:
Application from RVT TEQUESTA SHOPPES LLC (known as Tequesta Shoppes) for a
Site Plan Modification to install a metal translucent and operable awning on the
courtyard, modify storefront openings, and remove an existing canopy and exterior bar
area on the Josco Bar and Oven tenant space. The application also includes installing
artwork on the courtyard wall and replacing the existing metal railing and gate at the
entrance. The subject property is located at 157 N. US Hwy 1, Tequesta, FL 33469.
Village Attorney Amity Barnard announced the quasi judicial nature of the item and swore in
Niki Norton. Board Member Schauer disclosed Josco Bar & Oven asked for a letter regarding
an alcohol variance. Ms. Zacarias clarified that the letter mentioned by Ms. Schauer is a letter
for a variance being heard at the June Village Council meeting. There were no other ex-parte
communication. SPM 8-18 was opened to the Board for questions and comments.
Ms. Zacarias stated that the application would be moving forward to the upcoming June Village
Council meeting if the Planning and Zoning Board makes the recommendation of approval.
She continued that the application was heard and approved previously by the Village Council
for a special exception use.
MOT/ON: Board Member Schauer moved approval of SPM 8-18; seconded by Board Member
Maggio; motion carried unanimously 5-0.

ADJOURNMENT: Board Schauer moved adjournment; seconded by Board Member Schimdt;
the motion to adjoum carried unanimously 5-0; therefore, the meeting was adjourned at 5:42

This form is for use by any person serving at the county, city, or other local level of government on an appointed or elected board, council,
commission, authority,or committee. It applies to members of advisory and non-advisory bodies who are presented with a voting conflict of
interest under Section 112.3143, Florida Statutes.
Your responsibilities under the law when faced with voting on a measure in which you have a conflict of interest will vary greatly depending
on whether you hold an elective or appointive position. For this reason, please pay close attention to the instructions on this form before
completing and filing the form.
INSTRUCTIONS FOR COMPLIANCE WITH SECTION 112.3143, FLORIDA STATUTES
A person holding elective or appointive county, municipal, or other local public office MUST ABSTAIN from voting on a measure which
would inure to his or her special private gain or loss. Each elected or appointed local officer also MUST ABSTAIN from knowingly voting on
a measure which would inure to the special gain or loss of a principal (other than a government agency) by whom he or she is retained
(including the parent,subsidiary,or sibling organization of a principal by which he or she is retained);to the special private gain or loss of a
relative;or to the special private gain or loss of a business associate.Commissioners of community redevelopment agencies(CRAs)under
Sec. 163.356 or 163.357, F.S., and officers of independent special tax districts elected on a one-acre, one-vote basis are not prohibited
from voting in that capacity.
For purposes of this law, a "relative" includes only the officer's father, mother, son, daughter, husband, wife, brother, sister, father-in-law,
mother-in-law, son-in-law, and daughter-in-law.A"business associate" means any person or entity engaged in or carrying on a business
enterprise with the officer as a partner,joint venturer, coowner of property, or corporate shareholder(where the shares of the corporation
are not listed on any national or regional stock exchange).
