II. STAFF ANALYSIS
The applicant is requesting approval to modify Village Square Shopping Plaza as follows:
• Modification of building colors including wall, roof,columns and trims
• Installation of new mansard roof in specific areas
• Installation of new exterior lighting
• Modification of the uniform sign code
• Install new plaza identification wall signage
Per Section.78-177 (d) Special Exception Uses permitted in the Community Commercial Zoning district
of the Village of Tequesta Code of Ordinances. "(14) Shopping centers." The subject special exception
use was heard and approved by the Village Council (5-0)on August 9,2018. In compliance with Section
78-331. Required; development standards; required facilities and infrastructure, the subject
application must have a site plan review approval.
"By the terms of this chapter, all permitted uses in all zoning districts except R-1A and R-1, all special
exception uses as approved by the village council, all planned residential development(PRD), planned
commercial development (PCD), and planned mixed-use development (PMUD), all miscellaneous
development and redevelopment,all subdivisions,and all uses or construction lying partially or entirely
in special flood hazard areas shall comply with the following:
(a) Site plan review is required."
The subject application does not modify the height and footprint of the existing building. The
Planning & Zoning Board recommended approval of the subject application at the August 16,
2018 meeting by 5-0 vote.

The Planning& Zoning eoard recommended approvol of the subject application ot the August
16,2018 meeting by 5-0 vote.This development application met the requirements set on Section
78-334 notice of hearing.The notice of hearing will be advertised on September 3, 2018.

IV. APPUCATtON FEfS
(1) Review by the PlannJng ond Zoning Board. The Community Development Director or desig�ee shall submit
such application for Planning and toning Board review within 45 days of receipt of a completed application.
Fee: A)$300.00 (final approval) OR Bj$500.00(recommendation to�Ilage Council�
(2) Review by Vfllage Council. Within 45 days of review by the Planning and Zoning Board, the Community
Development Director or designee shall then submit such appficatio�, including the recommendations of the
Planning and Zoning Board,for Village Council review.
Fee:a$300.00 fee plus an additional fee based on the estimated cost of work applies.
To cover aN addldonal administrative costs, actual or anticipated, including, but not limited to, engineering fees,
conwkarrt fees and special studies,the applicant shall compensate the village for all such costs prior to the processing of
the applkation or not later than 30 days after final application approval whichever is detertnined as appropriate by the
village.Failure to make suth payment may be grounds for not issufng a building or zoning permit,certificate of occupancy
or tompletion.
Costs assxiated with advertising for pu6lic hearings a�d other public notice requirements are the responsibility of the

V. APPUCATION SUBMITTAL REQUIREMENTS AND REVIEW PROCE55
The applicant will submit to the Village of Tequesta Department of Community Development the following
documents for Planning&Zoning Board review,forty-five business(45)days prior to the meeting date:
1) Three (3) complete opplication packages induding full 24x36 plan size drawings and/or plans for
preliminary siaff review. Once staff comments have been provided and addressed, the opplicant is to re submit
for Board or Council review as required below.
2) Fourteen (14J iix17 sets and Two(2)full size sets of professionally prepored site plans showing all existing
ond proposed structures, setbacks, parking and looding layout, ingress and egress, sidewalks and wolkways,
exterior lighting layout, dimensions of street frontages, property lines and all signoge.
3J Fourteen (14) ilxi7 sets and Two (2) fu/l size sets of Landscoping Plans in accordonce with Village of
Tequesta Code of Ordinances, Division IV, Londscaping.
4) Fourteen (14) 11x17 sets of multi-dimensional color renderings and/or photographs are to be provided. The
Planning&Zoning Board requires an exact rendering of the proposed modification, construction or addition. Color
photographs or prints as close to the actual colors to be used must be supplied. Since color printers often do not
display the correct color, it is recommended that samples of the paint chips, as well as a sample of the support
moterials(i.e.,canvas, wood, metal,eic.)be provided.
5) One(1J CD disk with PDF files including the completed application.
6J Any other documents,maps, photographs, or drawings that may help clarify the position of the applicant.

VI. SITE PLAN REVIEW APPLICATION SUBMITTAL CHECKLIST
GENERAL
(1) A completed application signed by owner,agent/applicant.
(2) Required application fees.
(3) General location map, showing relation of the site for which site plan approval is sought to major
streets, schools, existing utilities, shopping areas, important physical featu�es in and adjoining the
project,and the like.
(4) A recent aerial photograph of the site.
SU RVEY
(1) A signed and sealed boundary survey(not more than one year old)and legal description of the property,
including any and all easements of record as well as existing topographical conditions of the site.
SITE PLAN
(1) A site plan containing the title of the project and names of the architect, engineer, project planner
and/or developer,date, and north arrow, and based on an exact survey of the property d�awn to a scale
of sufficient size and with sufficient site tabular data.
LANDSCAPE PLANS
(1) Landscaping plan, inctuding types, sizes and locations of vegetation and decorative shrubbery, and
showing provisions for irrigation systems. Plans shall also provide delineation of existing trees and
information as to which trees will be reused or removed. Plans shall provide clear site lines. Landscaping
plans shall comply with section 78-400. In addition, landscaping plans shall include irrigation plans in
accordance with section 78-398, and shall demonstrate compliance with Florida Friendly Landscaping
design standards as required by section 78-394,as applicable(See section 78-392 for applicability).
ARCHITECTURAL PLANS/GRAPHIC RENDERINGS
(1) Architectural elevations and color renderings for buildings in the development, and exact number of
units,square footage and types,togethe�with typical floor plans of each type.
(2) Type of construction of all buildings per Florida Building Code.
(3) Color finishes and material examples and/or samples for all structures including roof,walls,trim, pavers,
etc.

As part of the Building Owner's capital Improvement Projects and Renovations, we are moving
forward with standardized tenant signage criteria for the Center. The New Signs shall consist of new
reverse channel letters with Lexan backs, backlit with white LEDs, in font "Verdana" in Sherwin Williams
color SW7615 "Sea Serpent." White may be permitted where contrast against building or roofing color is
required for visibility. Returns shall be .063 aluminum with 1.5" stand-off spacers.
Tenants shall be permitted a single line of text to represent their establishment name,
abbreviated if required due to space limitations, and approved by the building Owner.
Each tenant shall be permitted one wall sign mounted above their leased premises on shared
building frontage which shall not exceed sixty(60)square feet in area.
Signs shall be 12" high (typical throughout), with exceptions for end-cap establishments where
they may be permitted to be 1'-6" (18"), space permitting.
Establishments with standard trademark signs shall be exempt from these Uniform Sign Code
requirements established herein and adhere only to square footage and frontage requirements.
Establishments may be permitted colors outside the(2) colors above if they are standard trademark.
We have attached a sample rendering for your review.
The Landlord shall bear the costs for your new signage installed and will make the appropriate
adjustments in your 2018 Common Area Maintenance reconciliation in 2019 for their reimbursement.
Once we get your sign copy, the sign Company will price the sign and you will receive the
paperwork for the job for your reference.
