MEETING MINUTES
July 19, 2018
CALL TO ORDER AND ROLL CALL
The Village of Tequesta Planning & Zoning Board sitting as the Local Planning Agency held a
regularly scheduled meeting at the Tequesta Village Hall, 345 Tequesta Drive, Tequesta,
Florida, on Thursday, Jufy 19, 2018. The meeting was called to order at 5:52 p.m. Lance Lilly,
Community Development Planner, who noted the following were present, took a roll call: Board
Chair Janet Strand, Vice Chair Steven Eagen, Board Member Michael Schmidt, Board Member
Leslee Dasher and Alternate Member Theresa Maggio. Board Member Elizabeth Schauer and
Board Member Ashley Warren were absent.
Also present were Village Attorney Amity Barnard, and Director of Community Development
Nilsa Zacarias.
APPROVAL OF AGENDA
MOTION
Board Member Eagen moved to approve the amended agenda. Board Member Dasher
seconded the motion, which carried by unanimous 5-0 vote.
1. APPROVAL OF PREVIOUS MEETING MINUTES: May 17, 2018
MOTION
Board Member Dasher moved to approve the minutes of the May 17, 2018 meeting as
submitted. Board Member Maggio seconded the motion, which carried by unanimous �0 vote.
2. ORDINANCE NO. 12-18
AN ORDINANCE OF THE VILLAGE COUNCIL OF THE VILLAGE OF TEQUESTA,
FLORIDA, ADOPTING A SMALL SCALE AMENDMENT TO ITS COMPREHENSIVE
DEVELOPMENT PLAN IN ACCORDANCE WITH THE MANDATES SET FORTH IN
SECTION 163.3184, ET SEQ., FLORIDA STATUTES, PURSUANT TO A
PRIVATELY-INITIATED APPLICATION WHICH PROVIDES FOR AN AMENDMENT
TO THE FUTURE LAND USE MAP, DESIGNATING ZERO POINT SEVEN ONE NINE
(0.719) ACRES, MORE OR LESS, OF REAL PROPERTY AS RESIDENTIAL MEDIUM
DENSITY; WHICH PROPERTY IS LOCATED AT 1550 BEACH ROAD, INFORMALLY
KNOWN AS THE "NORTH PARCEL"; PROVIDING FOR COMPLIANCE WITH ALL
REQUIREMENTS OF CHAPTER 163, FLORIDA STATUTES; PROVIDING A
CONFLICTS CLAUSE AND A SEVERABILITY CLAUSE; PROVIDING AN
EFFECTIVE DATE; AND FOR OTHER PURPOSES.

July 19, 2018
Village Attorney Amity Barnard announced the quasi judicial nature of the item and swore in
George Gentile, President of Gentile, Glas, Holloway, O'Mahoney & Associates (G2H0).
Mr. Gentile explains the project is a 21-unit condominium on Beach Road. He continues by
stating both the north parcel (1550 Beach Road) and the south parcel (1500 Beach Road)
are zoned R-3 Multiple Family Dwelling District. However, the current land use map shows
the north parcel with a low-density residential land use and the south parcel are medium
density residential land use. Mr. Gentile states the purpose of the ordinance is to have both
parcels with a consistent land use.
MOTION
Board Member Eagen made a recommendation of approval for Ordinance No. 12-18; seconded
by Board Member Schauer. Motion carried by unanimous 5-0 vote.

None.
ADJOURNMENT
There being no further business to come before the Board, upon motion by Board Member
Maggio seconded by Board Member Dasher and carried by unanimous 5-0 vote, the meeting
was adjoumed at 6:02 p.m.
