allow -as` ~to have a 6:' ._ planted strip on either side of the
street between the road and the sidewalk. To allow for this
planting strip the entire length of project from U.S. Highway
1 to Willow Road, we need to purchase 5 additional feat of
right-of-way on each side. We would-relocate where necessary
the existing Royal Palms to the planted areas. Cross section
drawings of this option are shown in the first of the
attachments.
The disadvantage of this configuration is the very high
costs of the land, particularly at the intersection of
Tequesta Drive and Highway 1. We estimate costs of commercial
land in the area at about S8/square foot. With 18,843 square
feet needed from Cypress Drive to Highway 1, the cost would be
about 5150,744. This figure is S48,210 higher than the
budgeted amount for land acquisition and contingencies.
OPTION 2: Under this configuration, the median at U.S. 1
would remain at its current size, but the planting strips
along either side of Tequesta Drive would be eliminated to
provide space for sidewalks. Refer to the second attachment
for a cross-section of this proposal.
• The advantage of this configuration is that the land
acquisition costs are significantly reduced. We estimate that
we would need only 3,223.5 square feet of additional right-of-
way, which we estimate to cost 525,788. This would leave us
$76,746 in the project budget for unforeseen costs.
The disadvantage is that we would need to relocato the
Royal Palms and would lose the green areas lining the roadway
from U.S. Highway 1 to Willow Road. There could also be a
safety hazard with pedestrians on a sidewalk directly
adjoining the road, although the sidewalk would be 1' wider to
compensate for the increased hazard. The primary disadvantage
is to the aesthetics of Tequesta Drive, and we believe that
this lack of green areas would not be in character with the
Village.
OPTION 3: This configuration is a comprowise between
Options 1 and 2. If we reduce the size of the median on
Tequesta Drive at U.S. Highway 1 by about 5 feet, we estimate
that we could save 514,732 in right-of-way land costs over
Option 1 and still have space for the Royal Palms and
sidewalks.
