MINUTES OF THE PUBLIC HEARING OF THE COUNCIL
OF THE VILLAGE OF TEQUESTA, FLORIDA
November 27, 1979

The purpose of this Public Hearing was to consider rezoning
various parcels of land to conform to the Land Use Plan adopted
July 24, 1979. The Village Manager explained that the Village
of Tequesta adopted the Land Use Plan in July, 1979 at which
time there were about twenty-seven (27) parcels of land that were
not in conformance with the Land Use Plan. The Village Manager
told the audience that first reading of the Ordinance to rezone
these parcels of land was held on November 13, 1979 and that letters
were seat to property owners of these 27 parcels of land and to
the property owners within 500 feet of these parcels notifying
people of the proposed changes.
J, Giba, Planning Consultant, gave a summary of the adoption
of the Land Use Plan by the Village, He also reviewed the parcels
of land that were to be rezoned, Giba told the audience that the
Land Use Map is a legal document that now has to be completed
through the zoning map,
The Village Manager read a letter from i~Ir, Leo K. Partyka
who owns one parcel of land. that is scheduled for rezoning,
Mr. Partyka took strong objection to the rezoning of his property.
Giba gave a breakdown of business that could go into that
area and told Council he did not feel. that changing Mr. Partyka 's
property from C-2 Wholesale Commercial and Light Industrial District
to C-1 Retail Commerical District would be down grading Mr, Partyka 's
parcel of land,
1~~Tr. Ken Mates - 15 Oakridge Lane, Tequesta Pines, told Council
he objected to parcel ~3 being changed from R-1 Single Family to
R-2 Multiple Family, He said he purchased his property with the
property next to them being zoned single family. Parcel ~3 is
located east of Tequesta Pines and west of F.E.C. Railway and
north of Ridgewood Humes and Cypress Drive extended,
Mr, r~7att Bellanich, 1~ Oakridge Lane, Tequesta Pines, also
objected to parcel ~3 being changed, He liked the area with the
big pine trees and objected to any condo's going into the area,
Mr, Ronald Ott, 15 Pine Hill Trail East and.~Ir. Richard Evans,
20 Pine Hill Trail East also objected the changing of that property.
